Prix par type de bien
Purchase prices in Algiers vary significantly by property type, size, and condition. The following ranges are based on market data as of 2025–2026.
- Studio / F1 (up to ~35 m²): Entry-level purchase prices in mainstream Algiers neighbourhoods. Suitable for investors targeting the resale or income market. Prices vary widely by location.
- 2–3 bedroom apartment / F2–F3 (60–90 m²): The most common transaction type in Algiers. In mainstream neighbourhoods, prices typically range from 16 to 22 million DZD (approximately $124,000 to $170,000) for an 80 m² unit (Sands of Wealth, January 2026). In prime areas, the same size commands 30 to 45 million DZD ($232,000 to $348,000).
- Large apartment / F4–F5 (100–130 m²): In prime districts such as Hydra and El Biar, buyers should expect prices of $2,000 to $2,500 per m², pushing total acquisition costs well above 30 million DZD (Sands of Wealth, September 2025).
- Villa / detached house: Villas in premium areas such as Hydra can reach $2,500 to $3,500 per m² or more, with total prices depending heavily on plot size, condition, and location (Sands of Wealth, September 2025).
- New-build vs. resale: New-build properties command a premium over comparable resale stock. Resale apartments in need of renovation offer the greatest scope for price negotiation (5% to 12% below asking price, Sands of Wealth, 2026).
