Prix par type de bien
Purchase prices on the Costa del Sol vary significantly by property type, location, condition, and proximity to the sea. The following ranges reflect the broad market as of 2024–2025.
- Studio and one-bedroom apartments: Entry-level purchases in towns such as Fuengirola, Torremolinos, or Benalmádena typically start from approximately €150,000 EUR to €250,000 EUR. In Marbella or Estepona, comparable units command significantly higher prices.
- Two- and three-bedroom apartments: Mid-range apartments in well-located urbanisations across the Costa del Sol range broadly from €250,000 EUR to €600,000 EUR, depending on area, floor, views, and finishes. Premium areas such as Marbella's Golden Mile or Nueva Andalucía push prices well above this range.
- Townhouses and semi-detached properties: Typically priced between €300,000 EUR and €700,000 EUR across mid-range municipalities; new-build townhouses in Estepona or Mijas start from approximately €395,000 EUR (source: new development listings, 2024–2025).
- Detached villas: Entry-level villas in inland or less central locations start from approximately €400,000 EUR to €600,000 EUR. Luxury villas in Marbella, Benahavís, or the Golden Mile regularly exceed €2,000,000 EUR to €5,000,000 EUR and beyond for frontline or ultra-prime stock.
- New-build vs. resale: New-build properties typically command a price premium over comparable resale stock due to modern specifications, energy efficiency ratings, and developer warranties. VAT (IVA) at 10% applies to new builds instead of the 7% ITP transfer tax on resales.
- Price per square metre context: Mid-range areas on the Costa del Sol trade between approximately €3,000 EUR/m² and €5,000 EUR/m²; prime Marbella locations exceed €6,000 EUR/m² (source: Costa del Sol property price analysis, 2025).
