Purchase prices in Malaga differ not only by location but also by property type. The following is a qualitative and indicative overview based on available market data.
- Studio and one-bedroom apartments: The most accessible entry point into the Malaga purchase market. Compact units in peripheral or transitional districts can be found from the low-to-mid €100,000s EUR; similar units in central or coastal locations command significantly higher prices.
- Two- and three-bedroom apartments: The most actively traded segment. In Teatinos, a three-bedroom apartment of approximately 105 m² is broadly achievable around €400,000–€450,000 EUR; in prime Centro or coastal Este, equivalent or smaller units can exceed €600,000–€800,000 EUR (source: Investropa, 2026).
- New-build apartments and off-plan developments: Consistently priced above resale equivalents. According to Registradores (Q1 2025), new-build prices in Malaga city averaged €3,125 per m², while Idealista's broader asking price data (including resale) averaged €3,427 per m² in May 2025 (source: GuideToMalaga.com, June 2025).
- Townhouses (adosados): Offer more living space and often a private garden or terrace. In mid-range districts, townhouses of 150–180 m² are broadly available from the mid-€300,000s EUR upwards; in premium areas, prices rise substantially.
- Villas and detached houses: The premium segment. In Pedregalejo, renovated villas of 80–180 m² are broadly priced between €500,000 and €1.3 million EUR (source: Investropa, 2026). Hillside villas with sea views in Este or Monte Sancha can exceed these levels significantly.
All prices are indicative asking prices and subject to negotiation. Buyers should request recent comparable transaction data from their agent or lawyer before making an offer.
