The following purchase price benchmarks are based on registered transaction data and market reports for Doha and its designated freehold zones (2024–Q1 2025). All prices are in Qatari Riyal (QAR) unless otherwise stated.
- Studio apartments: Entry-level units in mid-market areas start from approximately QAR 500,000–700,000. In The Pearl or Lusail, studios in premium buildings are priced higher. - 2-bedroom apartments: Prices vary significantly by location and specification; mid-range units in Lusail and The Pearl typically range from QAR 2.5 million to QAR 4.5 million depending on floor, view, and finishing.
- Villas (3–5 bedrooms): Villas in Al Erkyah (Lusail) average approximately QAR 5 million (approx. USD 1.37 million) (source: JLL 2024). Villa capital values across Qatar averaged QAR 5,500 per sqm in Q1 2025 (source: ValuStrat Q1 2025). Premium waterfront villas in The Pearl or West Bay Lagoon command significantly higher prices.
