Purchase prices on the Côte d'Argent vary considerably by property type, location, and condition. The following figures are drawn from official transaction data (DVF / Notaires de France) and market sources for 2024.
- Studios and one-bedroom apartments: Entry-level coastal apartments in towns such as Mimizan or Soulac-sur-Mer can be found from approximately 100,000 EUR to 200,000 EUR. In Arcachon, comparable units start from approximately 250,000 EUR and rise significantly for sea-view or renovated properties.
- Two- and three-bedroom apartments: In Lacanau, prices typically range from approximately 200,000 EUR to 400,000 EUR. In Arcachon, the average apartment transaction price was approximately 425,000 EUR in 2024 (source: DVF data). In Capbreton and Hossegor, two-bedroom apartments in good condition are generally priced from 350,000 EUR upwards.
- Houses and villas (maisons): A three- to four-bedroom house in Biscarrosse or Mimizan typically sells for between 250,000 EUR and 500,000 EUR depending on plot size and proximity to the beach or lake. In Capbreton, the average house price was approximately 6,708 €/m² in 2024 (source: Orpi), placing a 100 m² house at around 670,000 EUR on average. In Hossegor, lakeside villas and architect-designed properties regularly exceed 1,000,000 EUR, with the top end of the market reaching several million euros.
- New-build properties (VEFA): New-build programmes on the Côte d'Argent are limited by the Coastal Law (Loi Littoral) and environmental protections. Where available, new-build apartments benefit from reduced notary fees of approximately 2–3% and VAT at 20% already included in the price.
