The following purchase price ranges are based on market data from Bamboo Routes, Rumavi, FazWaz, and Thailand-Property (September–late 2025). All prices are in Thai Baht (THB). Prices vary significantly by location, condition, floor level, and amenities.
- Studio / 1-bedroom condominium (city centre, Nimman / Old City): From approximately THB 1,200,000 THB for entry-level units; THB 2,000,000–5,000,000 THB for mid-range units of 30–50 sqm. Price per sqm: THB 69,000–114,000 THB in prime locations.
- 2-bedroom condominium (city centre): Typically THB 3,500,000–8,000,000 THB depending on building quality, floor, and location.
- Condominium (suburban areas — Hang Dong, Santitham, Chang Puak): THB 50,000–70,000 THB per sqm; total prices from approximately THB 1,500,000 THB for compact units.
- Townhouse (near Nimman): THB 9,600,000–17,300,000 THB for well-located units (Bamboo Routes, September 2025).
- Detached house / single-family home (suburban): THB 25,000–35,000 THB per sqm; total prices typically from THB 3,000,000–8,000,000 THB for standard family homes.
- Detached house (city centre / Nimman): THB 42,000–50,000 THB per sqm; total prices from approximately THB 5,000,000 THB upwards.

- Average listing price (all types): According to Thailand-Property, the average listing price is approximately THB 4,483,811 THB for condominiums and THB 10,179,448 THB for houses across Chiang Mai.
