The following purchase price ranges reflect Abu Dhabi's residential sales market as reported by Knight Frank, ValuStrat, Savills, ADREC, and Bayut for 2024–2025. All prices are in AED and are acquisition prices, not periodic costs.
- Studio apartments: Entry-level studios in affordable zones (Al Reef, Al Ghadeer, Masdar City) start from approximately AED 400,000–AED 700,000 AED. Studios in prime zones (Yas Island, Saadiyat Island) are priced significantly higher due to investor demand.
- 1-bedroom apartments: Approximately AED 700,000–AED 1,500,000 AED depending on location and quality. Masdar City one-bedroom units average approximately AED 1,000,000 AED (Sands of Wealth, 2025).
- 2-bedroom apartments: Approximately AED 1,200,000–AED 2,500,000 AED. On Al Reem Island, a two-bedroom of 105–130 sqm is accessible from approximately AED 1,840,000 AED (equivalent to USD 500,000) (Sands of Wealth, 2026).
- 3-bedroom apartments: Approximately AED 2,000,000–AED 4,500,000 AED in mid-to-prime locations.
- Townhouses: Approximately AED 2,500,000–AED 5,000,000 AED in communities such as Yas Island and Al Raha Gardens.
- Villas (mid-market — Khalifa City, Al Reef): Approximately AED 2,500,000–AED 5,000,000 AED.
- Villas (premium — Yas Island): Average sale price approximately AED 4,000,000 AED in 2024 (Bayut Q3 2024).
- Villas (luxury — Saadiyat Island): Average sale price approximately AED 8,730,000 AED in 2024 (Bayut Q3 2024), with top-end waterfront properties reaching AED 28,000 per sqm.
The citywide average residential price stood at approximately AED 966 per sq ft in Q2 2025, with apartments averaging AED 1,037 per sq ft and villas AED 795 per sq ft (ValuStrat, Q2 2025). Savills reported an average market-wide sales rate of AED 16,200 per sqm in Q1 2025, up from AED 14,100 per sqm in Q1 2024.
