Since 15 July 2022, Bordeaux has been subject to rent control (encadrement des loyers). The prefectural order of 20 June 2025, signed by the Préfet de la Gironde and in force since 15 July 2025, sets — for each zone, property type and construction period — a reference rent, a minimum rent (−25%) and a capped maximum rent (+20%). The scheme applies to unfurnished and furnished leases, re-lettings, renewals and mobility leases.
Studios and T2s account for 35% and 22% respectively of completed lettings (LocService.fr, 2025), reflecting strong demand from students and young professionals. Based on the LocService.fr observatory (2025 data, charges included) and the prefectural rent-control order of 20 June 2025 (in force since 15 July 2025), rent ranges in Bordeaux are as follows:
- Room / room in a shared flat: approximately 400 EUR/month to 600 EUR/month (average surface: 14 m²).
- Studio (T0): approximately 500 EUR/month to 750 EUR/month (average surface: 23 m²). In the hyper-centre, studios can reach 720 EUR/month to 800 EUR/month for 30 m².
- T1: approximately 600 EUR/month to 800 EUR/month (average surface: 29 m²).
- T2: approximately 750 EUR/month to 1,100 EUR/month (average surface: 43 m²). In Chartrons or Bassins à flot, a modern T2 rents for between 900 EUR/month and 1,100 EUR/month.

- T4 and above: from 1,500 EUR/month, and above 2,000 EUR/month for large family homes in residential districts (Caudéran, Le Bouscat).

- Chartrons / Bassins à flot: historic district moving steadily upmarket, highly sought after by young professionals and families. Among the highest rents in the city (18 to 20 EUR/m² on average in 2025).
- Historic centre (Saint-Pierre, Saint-Paul, Hôtel de Ville): UNESCO-listed heart of the city, lively atmosphere, high rents (up to 24 EUR/m² for small units).
- Saint-Michel / Victoire: vibrant neighbourhoods well served by the tramway, popular with students and young professionals. More affordable than the centre, with a strong local character.
- Caudéran: residential, family-friendly sector with good schools and green spaces. Moderate rents for older apartments (14 to 16 EUR/m²), higher for houses with gardens.
- Bacalan: district in transformation with a more accessible rental supply — studios from 450 EUR/month. Close to the Cité du Vin and the Bassins des Lumières.
- La Bastide: right bank undergoing an urban renaissance, well connected by tramway, rents still competitive compared with the left bank.
- Nansouty / Saint-Genès: calm, family-oriented neighbourhoods with a good balance of shops, schools and transport. Stable rents and sustained demand.
Renting a home in Bordeaux means planning for several expense items:
- Monthly rent: from 500 EUR/month (studio on the outskirts) to over 1,400 EUR/month (T3 in the city centre), charges included. The average rent across all property sizes is 863 EUR/month (LocService.fr, 2025).
- Security deposit: 1 month's rent excluding charges for an unfurnished property, 2 months for a furnished one (legal caps).
- Agency fees: capped by the ALUR law; Bordeaux is classified as a zone tendue, so tenant-side fees are limited to 10.09 EUR/m² of living space, plus up to 3.03 EUR/m² for the inventory report (2026 caps).
- Home insurance: mandatory from the day you receive the keys; budget between 10 EUR/month and 25 EUR/month depending on surface and cover.

Several schemes can ease this budget: APL housing benefit paid by the CAF, the Loca-Pass advance (interest-free loan of up to 1,200 EUR for the security deposit, repayable over 25 months, offered by Action Logement), and the Visale guarantee (free guarantor scheme for under-30s and certain employees).
