The town centre is the most affordable, with a one-bedroom flat at around EUR 900/month, shops, transport and the Hospital de Portimão. Alvor, a quiet fishing village by a lagoon, appeals to families: a two-bedroom flat there costs EUR 1,500 to 1,750/month.

Praia da Rocha, a modern seaside area, starts at EUR 1,500/month for a two-bedroom flat, but many listings there are seasonal. Mexilhoeira Grande and the outskirts are affordable if you have a car.

Between October and March: there are more annual lets on offer and landlords are more willing to negotiate. In summer, many landlords, particularly in Praia da Rocha, prefer holiday lets, and long-term supply shrinks.

Beware of winter lets, from October to May, presented as leases: check that it really is an annual contrato de arrendamento. Good homes go fast, so have your application ready before viewing.

First get your NIF, the Portuguese tax number without which no lease can be signed, from the Serviço de Finanças or through a tax representative. Then prepare ID, your last three payslips, your employment contract and your latest tax return (IRS).

At signing, the deposit is usually two months' rent. The landlord must register the lease with the Autoridade Tributária within 30 days: ask for proof.
