Apartment prices in Stockholm since 2022, neighbourhood by neighbourhood, and what moves them: interest rates, lending rules, supply.

Property prices in Stockholm returned to record levels in 2026, after the correction of 2022 and 2023. According to Svensk Mäklarstatistik, a bostadsrätt apartment (the most common form of co-ownership in the city) sold for an average of 90,920 Swedish kronor (SEK) per square metre in the municipality of Stockholm between June and August 2026, and SEK120,643/m² in the centre. Over twelve months, the increase is 8.6% in the municipality and 9.2% in the centre.
The pace nevertheless eased over the summer: over the last three months, prices fell by 1.5% in the municipality and by 3.7% in Greater Stockholm. Two factors explain most of the recent change: cheaper credit, with the Riksbank's policy rate lowered to 1.75%, and the new mortgage rules prepared by the government for April 2026.
This guide traces how prices have changed since 2022, compares neighbourhoods and summarises what you need to know before buying.

The curve published by Svensk Mäklarstatistik for bostadsrätter in the municipality starts at about SEK78,000/m² in autumn 2022 and hits its low at the end of that same year, around SEK77,000/m². The rapid rise in interest rates is the main cause. Prices then stabilised in 2023, at around SEK80,000 to 82,000/m².
The recovery began in 2024, as interest rates came down. The Riksbank lowered its policy rate from 2.50% in January 2025 to 1.75% in October 2025, and has not changed it since. The year 2025 nevertheless remained modest: nationally, bostadsrätt prices were almost unchanged over the year (+0.2%), and central Stockholm rose by 3.7%, with an average price of SEK113,850/m² in December 2025. The increases were then concentrated in the most expensive markets.
Spring 2026 marked a clear acceleration. The municipality's curve exceeded SEK92,000/m² from March to May 2026, its highest level in four years, before falling back slightly over the summer. Over four years, the increase is about 14%. The market remains active: 9,800 bostadsrätter were sold in Sweden in August 2026, 10% more than a year earlier.
Here are the average prices per square metre of bostadsrätter sold between June and August 2026, with the twelve-month change, according to Svensk Mäklarstatistik:
Two points stand out. First, the price per square metre is more than four times higher in Vasastan than in Spånga-Kista. Second, it is the central neighbourhoods, already the most expensive, that are rising fastest, while the western and southern outskirts are rising by less than 2% a year. For example, a 50 m² apartment costs about SEK6.7 million in Vasastan, SEK4 million in Hägersten-Liljeholmen and less than SEK2 million in Hässelby-Vällingby.
Houses (villor) in the municipality sold for an average of SEK9,409,000 over twelve months, up 7.6%. In Greater Stockholm, their average price reached SEK7,298,000 in August 2026, with an annual increase of 6.0%.
The Riksbank's policy rate has been stable at 1.75% since October 2025 (rate applicable on 30 September 2026). A low rate supports households' borrowing capacity, which weighs directly on prices in a market where most purchases are financed with a loan.
In February 2026, the Swedish government submitted a bill to Parliament that raises the mortgage ceiling from 85% to 90% of the property's value for a purchase, which reduces the down payment needed. The bill also removes the stricter amortisation requirement for households whose borrowing exceeds 4.5 times gross annual income, and limits top-up loans to 80% of the property's value. It was due to come into force on 1 April 2026: ask your bank which rules apply to your file.
The number of sales rose in 2026, which shows a liquid market. The slight drop over the summer is a reminder, however, that prices do not rise in a straight line: Sweden saw a sharp fall in 2022 and 2023, and a purchase should be thought of over several years.
