To rent an apartment in Atlanta, six areas come up in most searches: Midtown for urban life and the metro, Buckhead for the upscale end, Old Fourth Ward and Inman Park along the BeltLine, Virginia-Highland for quiet, and Decatur for its small-town feel. If your budget is tighter, College Park and East Point, to the south, are much more affordable.

The Atlanta metro area has 6.482 million inhabitants according to Census Bureau estimates on 1 July 2025, making it the sixth-largest urban area in the United States. The rental market is rather tenant-friendly in 2026: the median asking rent for homes with zero to two bedrooms reached $1,566 in July 2026, down 2.2% over a year according to Realtor.com.

The neighbourhoods where to rent in Atlanta

Midtown: urban life on foot

A central and lively neighbourhood around Piedmont Park, Midtown is easy to get around on foot and has direct access to the MARTA metro. It suits young professionals who want to do without a car day to day. Expect about $1,600 to $1,930 per month for a one-bedroom apartment.

Buckhead: upscale residential

In the north of the city, Buckhead attracts families and executives: recent buildings, upscale shops, residential streets. The average rent there is around $1,955 per month.

Old Fourth Ward: along the BeltLine

A historic neighbourhood in the middle of transformation, Old Fourth Ward runs alongside the BeltLine, the former railway loop that has become a network of pedestrian and cycling paths linking neighbourhoods. Highly sought after, it has average rents above $2,300.

Inman Park: Victorian charm

Old houses, tree-lined streets, an urban village feel: Inman Park appeals to those who want character close to the centre. Average rents are around $2,250 per month.

Virginia-Highland and Decatur: quiet

Virginia-Highland is a quiet residential neighbourhood that is pleasant on foot, popular with families, with rents from about $1,200. Decatur, an independent city east of Atlanta, is sought after for its schools and small-town feel, from about $1,300.

College Park and East Point: tight budgets

South of the city, these areas offer the most affordable rents on this list, from about $900 per month. They are farther from the centre: check the transport links before committing.

How much does an apartment in Atlanta cost?

Rents have stopped climbing. In the metro area, the median asking rent for a home with zero to two bedrooms stood at $1,566 in July 2026 (Realtor.com), against $1,561 in June. The firm Marcus & Millichap, cited by Urbanize Atlanta, puts the average apartment rent in the metro at $1,600 per month in the second quarter of 2026, up 1% over a year, with a vacancy rate of 5.6%.

By type of home, the orders of magnitude are as follows:

  • Studio: about $1,540 per month.
  • One bedroom: about $1,630 on average, more than $2,100 in the most in-demand neighbourhoods like Buckhead or Old Fourth Ward.
  • Two bedrooms: about $1,930.
  • Affordable neighbourhoods (College Park, East Point): from $900 to $1,100.

Also plan for water, electricity, internet and often parking: $100 to $200 per month depending on the complex. At signing, add the deposit and an application fee of $50 to $100 per adult.

A market that could tighten

After several years of heavy construction, which grew the apartment stock by 11% between 2022 and 2025, deliveries are expected to fall by about 43% in 2026, to 9,300 units. According to Marcus & Millichap, this drop in supply could support rents in the central neighbourhoods.

Renting from France: the American application

In Atlanta as elsewhere in the United States, most apartments are managed by property management companies that apply strict criteria. To apply, prepare:

  • valid ID: passport, work visa or green card;
  • proof of income: employment contract, payslips or bank statements. The usual rule is that your income should be at least three times the rent;
  • a rental history, and your consent to a credit and background check.

The credit score often causes problems for newcomers: managers frequently ask for a minimum of 575 to 600, and you do not yet have a US history. The usual solutions: a cosigner with a good score, a larger deposit within the legal limit, or a few months paid in advance. Open a US bank account as soon as possible, as you will use it to pay the rent.

The lease in Georgia: what protects the tenant

The lease agreement is written in English and generally lasts twelve months. State law was recently strengthened in tenants' favour:

  • Capped deposit at two months' rent for any rented home.
  • Safe and habitable home: the landlord must provide a home free of health and safety risks and carry out repairs within a reasonable time, failing which the tenant can take legal action.
  • Notice before eviction: in the event of unpaid rent, the landlord must give written notice at least three business days before going to court.

In the city of Atlanta, a municipal ordinance also allows the deposit to be paid in three instalments or replaced by deposit insurance. Read the clauses on early termination, maintenance and additional fees carefully before signing.

Getting around: car or MARTA?

Atlanta remains a very car-oriented city. The MARTA network (metro and bus) serves central neighbourhoods like Midtown and Downtown well: a trip costs $2.50 and the 30-day pass $95. A distinction is made between neighbourhoods inside the I-285 ring road (Inside the Perimeter), which are more urban, better served and more expensive, and those outside it (Outside the Perimeter), which are more spacious but where a car becomes almost essential. Choose your neighbourhood based on your daily commute.

Pitfalls to avoid

  • Fake listings: scammers post stolen photos of real homes and demand a transfer before any viewing. Never pay without a viewing, in person or by video through someone you trust, or without having checked the identity of the owner or manager.
  • Cash payments: prefer a traceable method and keep every receipt.
  • A deposit above two months' rent: it is illegal in Georgia.
  • Forgotten fees: application fees, parking, water, electricity and internet not included in the rent.
  • Bad timing: the peak moving season runs from May to August. Start looking two to three months ahead if you are aiming for central neighbourhoods.
