In Villeurbanne, the most sought-after neighbourhoods for renting are the Gratte-Ciel in the centre, Charpennes and République right next to Lyon, then Cusset and Tonkin for a more residential setting. La Doua attracts students, Grandclément offers some of the lowest rents in the commune, and Saint-Jean or Croix-Luizet suit families who want more space. This guide helps you choose based on your budget, your commute and the way you like to live.

Villeurbanne has 163,684 inhabitants in 2023 according to INSEE, and it is a city of tenants: 63.8% of main residences are rented, 18.5% of them social housing. The housing stock has many small homes (16.5% one-room, 23.3% two-room), which makes it a natural market for students and young professionals who work in Lyon.

Before comparing neighbourhoods, two reference points matter. The commune has applied rent control since 1 November 2021, like Lyon. And the city centre is in the middle of a transformation, with the T6 tram arriving in February 2026 and the Gratte-Ciel district extending northwards.

How much rent costs in Villeurbanne

The Observatoire local des loyers de l'agglomération lyonnaise puts the median rent in the private sector at €13.20 per m² excluding charges in Villeurbanne in 2024, against €13.70 in Lyon. That figure covers all current leases. Homes put back on the market rent for more: for listings, Moneyvox reports an average rent of €16.20 per m² for an apartment in May 2026, unchanged since April.

In practice, allow for the following ranges, excluding charges:

  • Studio or T1 (20 to 32 m²): €400 to €650 per month.
  • T2 (35 to 50 m²): €650 to €1,050 per month.
  • T3 (55 to 75 m²): €850 to €1,300 per month.
  • T4 (80 to 100 m²): €1,100 to €1,700 per month.

A furnished home generally costs 10 to 20% more than an unfurnished one of the same size. The smaller the home, the more expensive the square metre: the observatory measures a gap of €2.90 per m² between a T1 and a T2 across the conurbation.

The best neighbourhoods to live in Villeurbanne

Gratte-Ciel: the city centre that is growing

The Gratte-Ciel make up the heart of Villeurbanne, with their nearly century-old Art Deco buildings, their market and a dense retail offer. Metro line A serves the neighbourhood, and the T6 tram has run through it since February 2026. According to the Métropole de Lyon, this extension makes it possible to reach La Doua in 7 minutes from the centre and links the Hôpitaux Est to the campus in 20 minutes.

The neighbourhood is changing. The ZAC Gratte-Ciel is set to double the city centre and eventually house more than 1,800 residents in 913 homes, with 40 shops, a 4-screen cinema and a nursery. The first block, with 226 homes of which 25% are social rentals and 16% intermediate rentals, is expected in spring 2027. The Utôpia project, launched in February 2026, includes 236 homes, 100 of them for students. The downside: building works still visible for several years.

Charpennes and République: the address for people who work in Lyon

On the border with Lyon's 6th arrondissement, Charpennes is close to the metro and shops, which makes it one of the most sought-after areas. Rents there are a little higher than the Villeurbanne average. Right next door, République offers many T1s and T2s and remains well connected to public transport.

Cusset and Flachet: quieter, still connected

Cusset is a more residential area, with a varied offer and rents more affordable than in Charpennes. Flachet attracts students thanks to its proximity to several higher education institutions. Both neighbourhoods suit you if you want to stay on the metro line without paying the price of the addresses closest to Lyon.

Tonkin and La Doua: the students' choice

Le Tonkin is close to the La Doua campus and appeals to students and young professionals alike. La Doua itself is a university area where student demand is strong and where furnished studios and T1s are plentiful. The arrival of the T6 at La Doua now brings the campus closer to the centre of Villeurbanne and eastern Lyon.

Grandclément: the gentlest rents

Grandclément is a working-class neighbourhood served by the tram, with some of the most affordable rents in the commune. The T6 crosses place Jules Grandclément, which improves the link with the Gratte-Ciel and La Doua. It is a good lead if your budget is tight.

Saint-Jean and Croix-Luizet: room for families

In the east, Saint-Jean and Croix-Luizet are quiet residential areas. You find more houses and large apartments to rent, with longer journeys to Lyon in return.

Choosing your neighbourhood based on your profile

  • Student: La Doua and Le Tonkin for proximity to the campus, Flachet if you want to stay on metro line A, Grandclément for a small budget.
  • Young professional working in Lyon: Charpennes and République for the metro, the Gratte-Ciel for city-centre life.
  • Family: Cusset for a balance between calm and transport, Saint-Jean and Croix-Luizet for space.

What rent control changes for you

When the lease is signed, the rent excluding charges cannot exceed the increased reference rent, set by prefectural order according to the number of rooms, the construction period and the area. The values in force from 1 November 2025 to 31 October 2026 are published by the Rhône prefecture, and the Métropole de Lyon offers an online simulator to check a listing.

A rent supplement is allowed only if the home has exceptional features. It has been prohibited since 18 August 2022 for a home rated F or G on the energy performance certificate or with certain defects. If your rent exceeds the ceiling, you can refer the matter free of charge to the departmental conciliation commission, then to the judge for protection disputes.

The scheme is increasingly well respected: according to the Métropole de Lyon, the share of non-compliant listings in Lyon and Villeurbanne fell from 36% in 2022 to 24% in 2025. More than 496 reports were investigated by State services, and 321 regularised situations led to €768,872 being returned to tenants, an average of €2,400.

Preparing your budget and your application

On moving in, plan for the first month's rent, the deposit (one month's rent excluding charges for an unfurnished home, two months for a furnished one), home insurance and, if you go through an agency, fees capped by law. For a studio, the total comes to between €1,200 and €1,800, between €1,800 and €2,500 for a T2 and between €2,500 and €3,500 for a T3.

The market remains tight for small homes. The observatory notes that mobility is falling in Lyon and Villeurbanne: 29.8% of private-sector homes changed tenant in 2024, against 34% in 2021. So prepare your application before the viewings: ID, your last three proofs of income, tax notice and a guarantor or Visale guarantee.
