To rent in Brest, the most sought-after neighbourhoods are the centre around Siam and Place de la Liberté, Saint-Martin, Recouvrance on the other side of the Penfeld, Saint-Marc, Lambézellec, Saint-Pierre, Kérinou, Quatre-Moulins and Bellevue. Each suits a different profile: car-free life on foot in the centre, a neighbourhood feel in Saint-Martin, houses and quiet in Lambézellec or Saint-Marc, a tight budget and the campus in Bellevue.

Brest is a city of tenants. According to INSEE, 55.7% of the municipality's main residences were occupied by tenants in 2023, 18.3% of them in social housing, for 142,346 inhabitants. Demand comes largely from students: in the 2026 LocService.fr study, 67% of prospective tenants in Brest are students and 56% are looking for a studio or a T1.

This guide covers the rents recorded in 2026, presents the neighbourhoods one by one, then helps you choose according to your situation.

Renting in Brest in 2026: what a home costs

  • room with a host: €372 for 14 m², €356 in a shared flat;

On the listings side, SeLoger recorded in May 2026 a rent of €17.6 per m² for a studio, €12.6 for a T2 and €10.4 for a T3, excluding charges, with a rise of 2.8% over a year and 15% over five years. In June 2026, the SeLoger and MeilleursAgents data published by MoneyVox gave €12.70 per m² for an apartment and €11.80 per m² for a house. Brest is not subject to rent control.

The best neighbourhoods to live in Brest

Siam and the city centre: everything on foot

The centre of Brest, between rue de Siam and place de la Liberté, concentrates shops, administrative offices and a good share of nights out. It is the simplest choice if you want to live without a car: the tram runs through the centre, and line B, opened in February 2026, crosses line A there before reaching the stations.

Saint-Martin: neighbourhood atmosphere near the centre

Saint-Martin, a central neighbourhood, attracts students and young professionals with its liveliness, its cafés and its local shops. Demand there is strong and rents are a little above the Brest average. If you are looking for a well-located two-room flat, expect steady competition, especially at the start of the academic year.

Recouvrance and Les Capucins: the other bank of the Penfeld

Recouvrance is the historic neighbourhood on the right bank, facing the centre. It has been changing since the development of the Capucins plateau, linked to the centre by the cable car. Rents there are among the most accessible in the city, with an uneven older housing stock: check the insulation, heating and damp carefully when viewing before committing.

Saint-Marc: residential, on the harbour side

East of the city centre, Saint-Marc appeals with its residential atmosphere and seaside spirit, with streets that run down to the harbour. SeLoger describes it as a quiet neighbourhood where you can enjoy the schools, the shops and a weekly market. More houses with gardens are rented there, at moderate rents. It is an area popular with families.

Lambézellec: a village in the city

A former municipality absorbed into Brest, Lambézellec keeps its own identity: small streets, Breton stone houses and a lively central square. The neighbourhood suits families who want space, but it also attracts students. Since February 2026, bus rapid transit line D has linked the stations to Lambézellec over 4.3 km, which brings the neighbourhood much closer to the centre.

Saint-Pierre: the sea nearby

On the right bank, Saint-Pierre stands out for its proximity to the sea, its accessible beaches and its coastal paths. The streets are quiet and the housing stock varied, from apartments to houses. It is a good choice if you want tranquillity and accept being a little further from the centre.

Kérinou: the balance

Neither too central nor too far out, Kérinou lives to the rhythm of its small shops, its market and its cafés. Its position between the centre and the campuses makes it an area sought after by young professionals and students alike.

Quatre-Moulins: quiet and well equipped

A residential neighbourhood on the right bank, Quatre-Moulins is well provided with shops and transport. It appeals to families and professionals who want to stay close to Recouvrance and the centre without enduring its bustle.

Bellevue: the campus neighbourhood

Bellevue is home to a large student population, close to the Université de Bretagne Occidentale (UBO). Rents there are well below the city average. The new tram line B, 5.1 km long with 11 stations, has linked the stations to the Cavale Blanche university hospital since February 2026, via avenue des universités and the Bellevue neighbourhood, and serves two UBO campuses.

Which neighbourhood to choose depending on your situation

You are a student

Bellevue and Kérinou are the most convenient areas for the campuses, all the more so as line B now links them to the centre and the stations. For a studio, the average rent recorded by LocService.fr is €433 including charges; a room in a shared flat comes to around €356. Studios go fast between late summer and the start of term: prepare your application before viewings. In the 2026 study, 75% of applicants rely on a family guarantor and 8% on the Visale guarantee.

You are a young professional

The centre, Siam and Saint-Martin let you do everything on foot or by tram. Recouvrance offers gentler rents for an equivalent surface area, as long as you check the condition of the home carefully. For a two-room flat, the benchmark is €532 including charges on average according to LocService.fr.

You are coming with your family

Saint-Marc, Lambézellec, Saint-Pierre and Quatre-Moulins offer more quiet, more houses and schools nearby. A three-room flat rents for €731 including charges on average and a four-room flat for €860, according to LocService.fr. Houses to rent are rarer than apartments: widen your search to several neighbourhoods.

Budget and application: what to plan for

  • Deposit: one month's rent excluding charges for an unfurnished home, two months for a furnished one.
  • First rent: to be paid on moving in.
  • Agency fees: if you go through an agency, they are capped by law according to the surface area.
  • Home insurance: compulsory from the handover of the keys.

For a studio, the set-up budget is around €1,300; for a T2, allow €1,600 to €1,800; for a T3, €2,200 to €2,500. Keep a complete application ready to send: ID document, proof of income, latest tax assessment notice, rent receipts or a certificate of accommodation, and your guarantor's documents.
