The neighbourhoods of Saint-Denis de La Réunion reviewed for renting: profiles, rents by type of home and tight-zone rules.

To rent in Saint-Denis, the most sought-after neighbourhoods are the city centre and the Barachois, Bellepierre, Sainte-Clotilde, Montgaillard and La Montagne. The right choice depends on three criteria: your daily commute, your budget and the altitude. The lower neighbourhoods put everything within walking distance, the upper ones offer more quiet and cooler air, but you will depend more on a car there.
The administrative capital of La Réunion, Saint-Denis has 155,634 residents in the 2023 INSEE census. It is a city of tenants: 65.6% of main residences are rented, 25.1% of them as social housing (HLM), and apartments make up 65.4% of the housing stock. The private market is still under pressure, however, and the municipality is one of the nine Réunion municipalities classed as a tight zone.
This guide reviews each neighbourhood, the tenant profile it suits, the rents to expect and the rules to know before signing a lease.

The historic centre, which runs down to the Barachois seafront, is home to the administrative offices, shops, restaurants and a good share of the offices. The rental offer is dominated by apartments, often small ones, which suits single people and couples who want to do without a car. It is also the area where rents sit at the top of the city's ranges. The trade-off: evening activity, noise on busy streets and difficult parking.
On the slopes above the centre, Bellepierre is a quiet residential neighbourhood with views over the city and the sea. It is home to the CHU and a site of the University of La Réunion, the INSPE, which makes it a logical choice for healthcare and teaching staff. The offer runs from studios to T4s, and rents are close to those in the centre, sometimes higher for homes with a view.
East of the centre, Sainte-Clotilde is home to the Moufia campus, the main campus of the University of La Réunion, as well as the Technopole site and the CROUS headquarters. The neighbourhood combines housing, shops and schools, with rents a little more affordable than in the city centre. If you study or work at the university, this is the area that will save you the most time.
Montgaillard is a residential neighbourhood sought after for its peace and quiet and its quick access to the main roads. It suits households who travel by car and want a bit more space and calm than in the streets of the centre.
In the heights of the city, La Montagne offers a green setting and open views, appreciated by families who want to get away from the bustle below. The distance from the centre and the shops makes a car almost essential day to day: check the travel time at rush hour before you commit.
According to the Observatoire des loyers privés de La Réunion (2024 report), the median rent is €11.90 per m² in Saint-Denis, against €10.90 across the island. Here are the ranges seen in listings in the commune, excluding charges:
To put these amounts in context, the 2024 data from the network of local rent observatories give, for La Réunion as a whole, a median monthly rent of €413 for a one-room apartment, €583 for a two-room and €729 for a three-room. Saint-Denis sits above the island average, particularly in the centre, at the Barachois and in Bellepierre. A furnished home generally rents for 10 to 15% more than an equivalent unfurnished one, and charges (water, electricity, household waste) are often on top of the advertised rent.
Generally allow three to eight weeks of searching. Studios and T2s close to the centre, the university and the CHU go within a few days, especially when furnished. Prepare your application before the first viewing: ID, your last three proofs of income, your latest tax notice, rent receipts and, if needed, your guarantor's documents. Also plan for a move-in budget of €1,500 to €4,500 depending on the size and type of rental, to cover the deposit, the first month's rent and any agency fees. Larger homes and houses are rarer: if you are aiming for a T4, widen your search to several neighbourhoods.
