City centre, Almont, banks of the Seine or north of the city: where to rent in Melun for your profile, at what rent and with what upfront budget.

To rent an apartment in Melun, three areas come first in searches: the city centre around Saint-Aspais, the Almont and the banks of the Seine. The north of the city and the Saint-Liesne Centre Est neighbourhood offer more affordable rents. The right choice depends on your budget, your workplace and the time you are willing to spend on transport.
The prefecture of Seine-et-Marne, Melun had 45,995 residents in 2023 according to Insee. It is a city of tenants: 68.5% of households rent their main residence, and 84.4% of homes are apartments. Demand is strong, particularly for studios and T2s near the station, connected to Paris by Transilien line R and RER D in about 25 to 40 minutes.
On prices, expect from €530 per month for a studio to €1,600 for a T4 or larger, charges included. Here are the neighbourhoods one by one, then the budget to plan for and the method for landing a home.

This is the liveliest and most sought-after neighbourhood. Shops, services and the banks of the Seine are within walking distance, and the station is close, which makes it the logical choice if you work in Paris. The historic heritage, including Notre-Dame church and place Saint-Jean, gives the centre its character. The flip side: rents there are slightly above the city median, and well-located small flats go quickly.
A residential neighbourhood well served by public transport, the Almont offers studios as well as large family apartments. Rental demand is strong there. The Debreuil park is nearby, an asset if you want green space without going far from the centre.
Along the Seine, the setting is greener and more peaceful. This area appeals to families and to those who want to stay close to the centre without the bustle.
More residential, the north of the city often has more affordable rents, a good option for a T2 or T3 at a moderate price. Be aware that the Hauts de Melun are the subject of a large Anru urban renewal programme: demolition of the Chateaubriand arc and its 249 homes, at the northern entrance to the city, began on 2 July 2026, and that of the Lamartine tower (70 homes) was due to follow at the end of August. This is the neighbourhood with the lowest rents in the city, around €15 per m² per month for an apartment. A serious option if your budget is limited.
According to the Observatoire des loyers de l'agglomération parisienne, the median rent in the private stock in Melun is €17.2 per m² per month excluding charges (2024 data). The rent map published by the Ministry of Housing and ANIL in December 2025 puts the advertised rent of an apartment at around €16 per m² charges included, with a marked gap by size: nearly €19 per m² for a one- or two-room apartment, a little over €14 for a three-room or larger. Small flats therefore cost more per square metre.
In practice, the ranges to plan for, charges included:
A furnished home generally rents for 10 to 20% more than an unfurnished one of the same size.
In total, plan for about €1,200 on arrival for a studio and up to €4,000 for a large family apartment. Landlords often ask for net income of at least three times the rent charges included. The Visale guarantee from Action Logement and CAF aid can help if you are eligible.
