In Doha, expats mostly search in six areas: West Bay, the seafront business district; The Pearl-Qatar, a group of artificial islands; Lusail, a new city to the north, with the Marina District and Fox Hills; Al Sadd, a more affordable central neighbourhood; Al Rayyan and Landmark, compound areas to the west; and Al Mansoura or Najma, working-class neighbourhoods where rents are lowest. For a one-bedroom apartment, the gap between Al Sadd and West Bay is a factor of two.

The market is fairly tenant-friendly in 2026. According to the firm ValuStrat, the median asking rent across all property types stood at 8,100 riyals (QAR) per month in the second quarter of 2026, down 4.5% over a year, and landlords are offering more and more incentives. The tenancy law was also amended in August 2026. This guide covers the neighbourhoods, budgets and procedures.

The neighbourhoods to rent in

West Bay

Residential towers, offices and shopping centres: West Bay is the neighbourhood most in demand among French families, close to the French schools Bonaparte and Voltaire and the French embassy. It is also the most expensive: expect around 9,760 QAR per month for a one-bedroom apartment.

The Pearl-Qatar

High-end apartments and villas with sea views, very popular with expat families and executives. A one-bedroom apartment rents for around 8,490 QAR per month, a two-bedroom for around 11,500 QAR. Villas exceed 30,000 QAR.

Lusail: Marina District and Fox Hills

A new city with recent infrastructure, Lusail has rents slightly below West Bay: about 7,980 QAR for one bedroom in the Marina District, and around 5,800 QAR in Fox Hills, a calmer residential area.

Al Sadd

A central, lively neighbourhood that mixes recent buildings and traditional shops. It is the most affordable option among the central neighbourhoods, with one-bedroom apartments from 4,500 QAR per month.

Al Rayyan and Landmark

Outlying areas to the west, with residential compounds close to Education City and its international schools. They suit families who want a villa with shared facilities.

Al Mansoura and Najma

Working-class, dense neighbourhoods, these are the cheapest options in the city, at the price of a less residential setting.

What budget to plan for in 2026

ValuStrat's figures for the second quarter of 2026 show the underlying trend:

  • Apartments: average rent of 5,600 QAR per month across Qatar, stable over the quarter and down 4.3% over a year. About 19,000 apartment leases were registered over the quarter.
  • Studios and one-bedrooms: demand supported by the return of residents. Asking rents for two-bedrooms fell 2.6% over the quarter and over the year.
  • Villas: medians of 12,250 QAR for three bedrooms, 12,500 QAR for four and 14,000 QAR for five, down 5.7% over a year.

Above all, rents actually paid are falling more than advertised rents: according to ValuStrat, landlords are granting longer rent-free periods, leases with charges included and targeted discounts to keep their tenants. Lease renewals outnumber new contracts. In other words, there is room to negotiate, especially on larger homes.

Two items to include in your calculation. Electricity and air conditioning are generally the tenant's responsibility and weigh heavily in summer: ask whether they are included. And many employers cover all or part of the rent in the expatriation contract: clarify this before setting your budget.

The lease and what changes with the 2026 law

Rentals are governed by Law No. 4 of 2008. Law No. 8 of 2026, published in the Official Gazette in August 2026, amends several of its articles:

  • Lease registration: the fee is now set at QAR 250 per contract and per property. Previously, it was 0.5% of annual rent, with a minimum of QAR 250 and a maximum of QAR 2,500. The Ministry of Municipality says it wants to encourage the registration of contracts in this way.
  • Disputes: the rental dispute settlement committee has sole jurisdiction over disputes between landlords and tenants. A court can only be approached after a decision by this committee.
  • Appeal: the committee's decision can be challenged before the court of appeal within 15 days.

A registered lease is required for many procedures with government departments and service providers, notably for the family residence visa. Make sure registration is actually done after signing.

Customs to know

  • Duration: the lease is generally annual and renewable. Six-month leases exist, but are rarer and often more expensive pro rata.
  • Language: the contract is written in Arabic and English. The Arabic version prevails in court: have it reviewed.
  • Payment: handing over post-dated cheques covering the year is the norm. An account with a Qatari bank is therefore almost essential to sign.
  • Security deposit: it is generally equal to one month's rent.
  • Application: a passport, residence permit (Qatar ID) and employment contract are required.

Tips for a successful search

  • View before you pay: many expats spend their first weeks in a hotel to view several homes. Pay nothing on the strength of photos.
  • Factor in commutes: the city remains very car-dependent. Check the travel time to the office and school, and the proximity of a Doha Metro station.
  • Document the condition of the home on move-in, with photos and an inventory signed by both parties: it is your best protection for getting the deposit back.
  • Negotiate: in the current market, a free period, charges included or a discount are reasonable requests.
