As a student in Sofia, you have three ways to find housing: a place in a university residence, a room in a shared flat or an apartment just for yourself. The residence is by far the cheapest, but you need to start early. Living alone offers the most independence. The shared flat, most often in a two-room flat shared by two, sits between the two and remains the most common option in the student neighbourhood.

Since 1 January 2026, Bulgaria has been part of the eurozone: rents, deposits and residence fees are now shown in euros. According to a survey published by Dnes.bg in January 2026, a two-room flat rents for around €650 to €660 per month in Studentski Grad, the university residence neighbourhood, and between €450 and €580 in the most affordable neighbourhoods in the west and north of the city.

Here is how to compare the three options, which neighbourhoods to look at and how to prepare your application.

The university residence: the cheapest, but to be requested early

Sofia's major universities have residences (obshtezhitia), largely in Studentski Grad. At Sofia University St. Kliment Ohridski, the residences are run by a university body, and rents are calculated on the usable floor area of the room: from 1 October 2026, the rate is set at €1.80 per square metre per month, against €1.44 since March 2023. The rent for a room therefore remains far below that of the private market.

How to get a place

  • The timetable: applications are filed before each academic year, on dates set by an order of the rector. The order for 2026-2027 was issued on 28 July 2026.
  • The application: according to the university's accommodation committee, each request includes a photo, a scanned birth certificate and a signed declaration completed online.
  • Erasmus and exchange students follow a separate procedure, described by the committee.

Since places are allocated by ranking, plan a fallback on the private market, at least for the first weeks.

Shared flat or living alone: what the private market costs

On the private market, the reference unit is the two-room flat (dvustaen), that is, a living room and one bedroom. It is also the home most shared by students. The Dnes.bg survey (early 2026) gives these ranges of asking rents:

  • Studentski Grad: about €650 to €660; a large share of these flats are rented by two people, which comes to about €325 to €330 each.
  • Mladost and Druzhba: about €630 to €690, with demand concentrated near metro stations and office areas.
  • Lozenets and Iztok: about €750 to €800, more so near the metro or parks.
  • Nadezhda, Banishora and part of Lyulin: between €450 and €580, the lowest rents.

These figures match the city page, which puts a two-room flat between €600 and €900 in mid-range neighbourhoods and a studio on the outskirts between €350 and €450. Add utilities: water, electricity and heating average €100 to €140 per month, to be split between flatmates.

Shared flat or studio: how to choose

  • The shared flat divides the rent and utilities, and it is very common in Studentski Grad. Check who signs the lease: a single holder or all the flatmates.
  • Living alone costs at least double, but you choose the neighbourhood without depending on a flatmate. Studios on the outskirts are the cheapest solo option.

Most homes offered for rent are furnished, which makes a quick arrival easier.

The neighbourhoods to look at

  • Studentski Grad: the student neighbourhood, lively, with university residences (including those of Sofia University) and a very active shared-flat market, which follows the rhythm of the academic year.
  • Mladost: modern, served by metro line M2, with mid-range rents; practical if your faculty is in the south-east.
  • Lozenets: residential and leafy, close to the centre; more expensive, but within reasonable distance of Studentski Grad.
  • Oborishte: elegant and quiet, near the Alexander Nevsky Cathedral; for those who want to live near the centre.
  • Nadezhda and Lyulin: on the outskirts, the lowest rents in the city, in exchange for longer journeys.

The lease and precautions before signing

According to the city page, the standard lease lasts 12 months, is written in Bulgarian and the security deposit generally equals one month's rent. A few precautions:

  • Have the lease translated before signing, and have it specified which utilities are included or not.
  • Insist on a written contract, needed to assert your rights and for your settling-in procedures.
  • Pay nothing before viewing the property, yourself or through someone you trust. Be wary of listings far below neighbourhood prices.
  • Keep a record of every payment: deposit, first rent, utilities.

The documents to prepare

  • a valid ID or passport;
  • proof of enrolment at the university;
  • proof of resources: scholarship, transfer from parents or bank statements.

When to start searching

Demand in Studentski Grad follows the university calendar: it peaks in the weeks before the October start of term. If you do not have a place in a residence, start searching at the beginning of the summer, and do not tie up your budget on a single listing. Well-kept flats go fast, while those in poor condition stay online longer and can be negotiated.
