Finding student housing in São Paulo means searching one of Brazil's most expensive rental markets. According to the FipeZAP index for August 2026, the average advertised rent there reaches 65.36 reais (BRL) per square metre per month, the highest level of the 22 capitals tracked, up 5.74% over twelve months. For a 40 m² studio, that comes to about 2,600 BRL per month before charges.

You have three options: a room in a shared flat (república or shared apartment), a studio or small apartment of your own, or a room in a private student residence. Before choosing, two points need sorting out from France: the CPF, the Brazilian tax number required to sign a lease, and your residence status, since the visa exemption only covers short stays.

São Paulo is home to the University of São Paulo (USP) and the Fundação Getulio Vargas (FGV), among others. The neighborhood to target depends first on where your campus is: in a city this size, travel time matters as much as the rent.

Before you search: CPF, residence status and budget

Getting the CPF

The CPF (Cadastro de Pessoas Físicas) is managed by the Receita Federal and applies to Brazilians and foreigners alike, resident or not. Registration is free (except at some partner counters, which charge 7 BRL) and a foreigner living abroad can apply online. Have an official photo ID and, if it doesn't show your parentage and place of birth, a birth certificate. Do this before you leave: without a CPF, you won't be able to sign a lease.

Checking your residence status

According to France Diplomatie (updated September 2026), a French national is exempt from a visa for a stay of less than 90 days, within the limit of 90 days over a 180-day period, with no extension. For a semester or a year of study, ask the Brazilian consulate about the right visa before signing a lease.

Working out the real budget

According to the city page, a studio or T1 rents for between 2,500 and 4,500 BRL per month and a T2 for between 4,500 and 7,000 BRL. On top of this rent come the condomínio, the building charges, and the IPTU, the property tax often billed back to the tenant. Always ask for the total monthly cost, not just the advertised rent.

Shared flat, studio or residence: how to choose

  • The shared flat: the most economical option. A T2 shared by two comes to, according to the page's ranges, about 2,250 to 3,500 BRL per person before charges. Check who holds the lease and how charges are split.
  • The studio: more independence, for a rent that starts around 2,500 BRL in ordinary neighborhoods.
  • The private student residence: a furnished room, with a price that may include some of the charges: ask what is covered. Compare the total price with a shared flat, and read the terms on length and early departure.

Neighborhoods and rents

The FipeZAP index publishes the average rent per square metre for the neighborhoods most represented in listings (August 2026):

  • Pinheiros: 99.6 BRL/m², the most expensive on the list; a cultural, lively and highly sought-after neighborhood.
  • Itaim Bibi: 94.0 BRL/m², a business hub.
  • Moema: 84.8 BRL/m², family-friendly and green, near Ibirapuera park.
  • Jardins: 82.6 BRL/m², high-end residential.
  • Bela Vista: 74.4 BRL/m².
  • Vila Mariana: 72.4 BRL/m², residential, quiet and served by the metro according to the city page; down 2.6% year on year.
  • Perdizes: 69.2 BRL/m².
  • Santana: 49.1 BRL/m², the cheapest on the list, but up 9.8% year on year.

For a student, the gap is clear: for the same surface area, a home in Pinheiros costs about twice as much as in Santana. Vila Madalena, next to Pinheiros, attracts a young crowd according to the city page. Before signing, check the trip to your campus at rush hour.

The lease and the guarantee

Renting is governed by the Lei do Inquilinato (Law No. 8,245/1991). According to the city page, leases are often signed for 30 months, with 12-month leases common for furnished homes, and annual indexation to the IPCA or IGP-M. The landlord asks for a guarantee, of your choice among:

  • a fiador, a Brazilian property-owning guarantor, hard to find when you arrive;
  • a caução, a deposit capped at three months' rent;
  • a seguro-fiança, rental guarantee insurance paid by the tenant.

Some online platforms, such as QuintoAndar, offer rentals without a fiador, which makes it easier for a foreigner to get housing.

Avoiding scams when searching remotely

  • Pay nothing before the viewing: no reservation, no deposit. Have someone you trust view the home if you are not there yet.
  • Be wary of rents that are too low: compare with the neighborhood's price per square metre.
  • Check the landlord's identity and their right to rent before sending your documents.
  • Talk to future flatmates by video call to check the shared flat actually exists.
  • Insist on a written contract that states the rent, condomínio, IPTU, the revision index and the conditions for early departure.

Getting help on the ground

From France, it is hard to view properties, check a landlord and negotiate a guarantee. Remoters puts you in touch with a home finder based in São Paulo, who selects homes according to your budget and your campus, visits them for you, helps you put together your application and reviews the lease. The first conversation and the quote are free.
