Shared flat or apartment, neighbourhoods, 2026 rents, CPF and guarantee: what to know to find student housing in Rio de Janeiro.

As a student in Rio de Janeiro, at PUC-Rio, UFRJ or FGV, you will most often be looking for a room in a shared flat or a small apartment in the Zona Sul, between Botafogo, Flamengo, Copacabana and Gávea. This choice matters a great deal: the neighbourhood determines your rent, your commute and your day-to-day safety all at once.
The Rio rental market is rising sharply. According to the FipeZAP index, the average rent in Rio reached 61.40 reais per m² in August 2026, up 14.18% over twelve months, when inflation (IPCA) rose only 4.22% over the same period. Added to this rent are almost always the building charges (condomínio) and the property tax (IPTU), generally paid by the tenant. Here is how to choose your option and your neighbourhood and secure your lease.
In the Zona Sul, a one-bedroom apartment generally rents for between 3,500 and 5,500 reais per month in Ipanema or Leblon, and between 2,800 and 4,000 reais in Copacabana. Botafogo, Flamengo and Tijuca are more affordable. Add between 500 and 1,500 reais per month of condomínio and IPTU depending on the building.
Charges rise fast. According to Secovi-Rio, cited by G1, the condomínio rose faster than inflation in almost all the neighbourhoods studied between July 2025 and June 2026: +11.8% in the Centro, +9.3% in Jardim Botânico, +8.9% in Botafogo, against 4.64% for the price index. In the Zona Norte, it can represent up to 40.7% of the rent. Always ask for the exact condomínio amount before visiting.
Sharing a two- or three-bedroom flat divides the rent and charges, which makes the Zona Sul affordable on a student budget. Based on FipeZAP prices, a 70 m² apartment in Botafogo (76.20 reais per m²) comes to about 5,300 reais per month excluding charges, which is 2,700 reais each for two, or 1,800 reais for three. Check who signs the lease and put the split of the rent, condomínio and bills in writing.

The FipeZAP index publishes the average rent per m² of the neighbourhoods most represented in its listings (August 2026). It gives a good idea of the gaps:
Botafogo, central and served by the metro, attracts young professionals and families; Flamengo, residential, is well connected by public transport. Rents there remain moderate for the Zona Sul. They are solid choices for a shared flat, with quick access to the rest of the city.
Leafy and quiet, they are close to PUC-Rio. Rents there are high and a car is often useful for some journeys.
The neighbourhood offers a varied rental stock and good transport, which makes searching easier. It is also where rents have risen the most over one year.
In the Zona Norte, Tijuca shows rents half as high as Botafogo. Check the journey to your campus and the condomínio amount, which can weigh heavily relative to the rent.
The Ministry of Foreign Affairs points out that no neighbourhood in Rio is spared from theft. It strongly advises against living in the Centro, notes that the Lapa and Santa Teresa neighbourhoods are particularly targeted during the tourist season, from October to March, and recommends avoiding travelling alone on foot at night outside the Zona Sul and not going to the beaches at night. For your journeys, it advises preferring ride-hailing apps to taxis.
French citizens are exempt from a visa for a stay of less than 90 days, within the limit of 90 days out of 180. A semester or a year of study exceeds this ceiling: ask the Brazilian consulate about the appropriate visa before leaving.
To sign a lease, you will need a CPF, the Brazilian tax identification number. Start the process several weeks in advance. The landlord will also ask for a rental guarantee, in one of these forms:
Long-term rental is governed by the Lei do Inquilinato. Leases generally last 30 months, but a shorter term can be negotiated, which matters for an exchange semester. The rent is revised every year according to an inflation index, the IPCA or the IGP-M: check which one appears in the contract.
