As a student in Munich, you have three options: a room in a Studierendenwerk München Oberbayern residence, a room in a shared flat (WG) on the private market, or a studio for yourself. The residence is by far the cheapest, around €400 per month with utilities included, but you often have to wait several semesters. On the private market, a room in a shared flat costs about €850 per month and a 30 m² studio about €880, according to the MLP Studentenwohnreport 2026.

Munich is the most expensive university city in Germany. The same report ranks it first of the 38 cities studied, far ahead of Chemnitz, the cheapest, where a room in a shared flat costs about €220. The average net reference rent in the city's 2025 Mietspiegel reaches €15.38 per m². As the city of LMU and TUM, Munich sees demand far exceed supply: so start early and pursue several leads at once.

The shared flat (WG): the most common solution

In a WG, each student rents their own room and shares the kitchen and bathroom. It is the most common arrangement for those without a place in a residence. The MLP Studentenwohnreport 2026, published on 30 September 2026 with the Institut der deutschen Wirtschaft, puts a typical room in a shared flat in Munich at about €850 per month, utilities included. By comparison, the average of the 38 cities studied is €513.

That level weighs heavily against financial aid: the housing component of BAföG, the German public grant, is €380 per month and is due to rise to €440 in the summer semester of 2027. The Deutsches Studierendenwerk notes that this amount barely suffices in large university cities such as Munich.

Reading a listing and standing out

  • Kaltmiete or Warmmiete: the advertised rent is often excluding utilities (Kaltmiete). Always ask for the amount with utilities included (Warmmiete) so you can compare.
  • The application message: flatmates receive many requests. A personalized message, which shows you read the listing and presents your situation, has a better chance than a text sent in bulk.
  • Responsiveness: the best listings go in a few hours. Turn on alerts and be available for viewings, including by video call.
  • The contract: check whether you are signing with the owner or with a main tenant who is subletting, and what exactly the rent covers.

Neighborhoods to look at

Maxvorstadt: the university quarter

Around LMU and the museums, Maxvorstadt is very well served by the U-Bahn and S-Bahn. It is the student quarter par excellence, but rents are high: a shared flat is almost the only affordable option.

Schwabing: lively, near the Englischer Garten

A bohemian atmosphere, cafés and proximity to the Englischer Garten: Schwabing is very popular with young professionals and its rents are among the highest in Munich.

Haidhausen: on the Isar

East of the center, Haidhausen is a multicultural neighborhood, well served by the metro, with rents slightly lower than in the center.

Sendling, Laim, Moosach and Milbertshofen: cheaper and well connected

These more outlying neighborhoods offer more accessible rents while staying linked to the center by the MVV network. For a student, they often make it possible to pay less in exchange for a slightly longer commute.

Before you decide, measure the travel time to your campus. Some Studierendenwerk residences are, moreover, outside Munich itself, in Garching, Oberschleißheim, Freising or Rosenheim.

Student residences: rents and waiting times

The Studierendenwerk München Oberbayern offers more than 9,000 rooms and studios in Munich, Freising and Rosenheim. Its "Wartezeit und Miete" list, updated in September 2026, gives for each residence the rent with utilities included and the estimated waiting time. A few examples in Munich:

  • Studentenstadt: room in a shared flat from €283.20 to €480.70, wait of 3 to 4 semesters.
  • Olympisches Dorf: individual studio from €391.10 to €487.10, wait of 4 to 5 semesters.
  • Chiemgaustraße: room in a shared flat from €334.80 to €444.40, wait of 1 to 2 semesters.
  • Felsennelkenanger: room in a shared flat from €378.10 to €390.30, wait of 1 to 2 semesters.

Demand far exceeds supply: on 15 September 2026, 10,812 students were registered on the Munich Studierendenwerk waiting list, one of the two longest in Germany according to the Deutsches Studierendenwerk. Apply online as soon as you are admitted, and choose several residences, favoring those with a short wait.

The application for a private rental

  • ID, proof of enrollment and proof of resources: scholarship, parents' guarantee or bank statements.
  • A Schufa-Auskunft, the creditworthiness report requested by most landlords, if you have one.
  • The Kaution, capped at three months' rent excluding utilities, to plan for on top of the first rent.

Since 2015, agency fees are paid by whoever commissioned the agency, generally the owner. The rent brake (Mietpreisbremse) in principle limits the rent of a new letting to 10% above the local reference rent, with exceptions for new builds and renovated homes. After you move in, the Anmeldung at the town hall is mandatory within 14 days. Finally, never pay a deposit for a home that you have not visited or had visited.
