Residence, flatshare or studio: how to find housing to study in Miami, what it costs in 2026 and the neighbourhoods to look at.

To find housing while studying in Miami, you have three options: a room in a university residence, a flatshare in an apartment rented on the market, or a place for yourself. The residence is the easiest to organise from abroad, the flatshare the most economical off campus, and living alone the most expensive: a studio rents for a median of around $2,249 per month in Miami.
The market is expensive but a little less tight than two years ago. According to Realtor.com, the median asking rent for a home with zero to two bedrooms in the Miami, Fort Lauderdale and West Palm Beach area was $2,271 in August 2026, down 1% over one year, and 28.1% of listings offered a concession to the tenant, such as a rent-free period. Here is how to compare the options, what they cost and what to check before signing.

Universities publish their rates, generally per semester and per person. At Florida International University (FIU), for 2026-2027, a shared room in a two-bedroom suite costs $3,147 per semester for a first-year student, excluding the mandatory meal plan, and a single room in a three-bedroom apartment $4,499. For students from the second year on, a University Apartments studio comes to $4,733 per semester. First-year students must take a meal plan, which brings the shared room to $5,042 per semester, for example.
Brought down to a month, over a semester of about four months, this is still much cheaper than a studio on the market. The downside: places are limited and contract dates follow the university calendar. Apply as soon as you are admitted.
Off campus, sharing a two-bedroom apartment is the most common way to reduce the bill. A two-bedroom rents for between $2,833 and $3,200 per month in Miami: with two people, each therefore pays about $1,400 to $1,600, excluding charges. FIU, incidentally, estimates the housing item for a student living off campus at $4,715 per semester in its official 2026-2027 budget.
In a flatshare, check who signs the lease: in the United States, each flatmate is often responsible for the entire rent. Put in writing the split of rent, charges and deposit.
A studio rents for a median of around $2,249 per month, and a one-bedroom apartment between $2,100 and $4,000 depending on the neighbourhood. In the most affordable neighbourhoods, you can find studios from $1,350, but supply there is scarce.
In Miami, a car is often still necessary outside the centre. The Metromover, which is free, serves Downtown and Brickell, and the Metrorail costs $2.25 per trip. Choose your neighbourhood based on the actual journey to your campus.
The financial district is home to the towers and the Metromover. It is practical and lively, but expensive: $3,600 to $4,000 per month for a one-bedroom apartment. In a flatshare in a two-bedroom, it is more affordable.
Wynwood, known for its street art, and Edgewater or Midtown, booming facing Biscayne Bay, attract a young crowd. Count around $3,130 to $3,350 in Wynwood and about $3,260 in Edgewater and Midtown.
Coral Gables is residential and quiet, Coconut Grove more bohemian, around its marina. Rents there are moderately high to high.
These are the most affordable options: about $2,100 to $2,472 in Little Havana, the Cuban culture neighbourhood around Calle Ocho, and studios from $1,350 in Allapattah, a developing neighbourhood.
On the island of Miami Beach, South Beach is touristy, with its beaches and Art Deco architecture. Rents there are high and the trip to the mainland campuses can be long.
To rent off campus, prepare ID, your admission letter, proof of resources (bank statements, scholarship or your parents' commitment) and, if you have no US credit history, be ready to offer a guarantor or a higher deposit. The standard lease lasts one year, renewable: check that it matches the length of your studies.
At signing, plan for generally three months' rent: the first month, the last month and the deposit. In Florida, the law governs how the landlord holds this money: in the lease or within 30 days of payment, they must tell you in writing how and where the deposit is held. After you leave, they have 30 days to notify you in writing of any deduction they intend to make, and you have 15 days to dispute it. Give them your new address when you leave.
University residences allocate their places months before the start of term: follow your university's calendar from admission. On the private market, start at least six to eight weeks before your arrival, and bear in mind that the market is a little more favourable to tenants in 2026: some landlords grant a free month or other perks, which are negotiable.
For a first budget, add up the rent, charges, transport and move-in costs of three months' rent. FIU publishes a full student budget for 2026-2027 that also includes food, transport and personal expenses: it is a good basis for comparison.
