As a student in Mallorca, you have three options: the University of the Balearic Islands (UIB) residence, a room in a flatshare, or a studio. The residence is the easiest to organise from abroad, but it has few places. A studio is out of reach for most student budgets in Palma. A flatshare is therefore the most common arrangement.

The island's rental market is one of the most expensive in Spain. According to the Fotocasa portal's index, the average rent in the Balearic Islands reached €19.59 per square metre per month in September 2026, up 1.9% over the quarter, while it fell 4.7% across Spain as a whole. The archipelago ranks third among the most expensive regions, behind Madrid (€21.45) and Catalonia (€19.67), nearly 40% above the national average of €14.10.

Here is how to compare the options, where to search and what to check before signing.

Flatshare: the most common solution

Sharing an apartment lets you divide a rent that is heavy on your own. In Palma, a one- or two-bedroom apartment generally rents for between €1,200 and €2,500 per month in central, sought-after neighbourhoods, and between €900 and €1,800 in more outlying ones. With two people in a two-bedroom at €1,200, each person's share drops to €600, excluding charges. Count €100 to €250 of charges per month for the home (water, electricity, building fees), to be split between flatmates.

Listings for rooms and apartments are mainly found on Idealista and Fotocasa. Always check who signs the lease: in a flatshare, it is often a main tenant who rents out the rooms, and you then need the owner's written consent.

The university residence

The UIB's Residència d'Estudiants is on the campus, at kilometre 7.5 of the Valldemossa road, about 15 minutes from Palma by bus or metro. It has 97 single rooms and 4 double rooms, each with a bathroom. For 2026-2027, the rate is €666.06 per month for a single room seven days a week with breakfast; half-board and full-board options exist. The price includes weekly cleaning, heating, wifi, water, electricity and access to the campus sports facilities.

The year runs from 6 September 2026 to 17 June 2027. Places are allocated in order of priority: returning residents, a quota for students with disabilities, students from Menorca, Ibiza and Formentera, then other applications. A student coming from France therefore ranks after these groups: apply early and keep a fallback. The Balearic government has opened nine housing grants for residents for 2026-2027.

The studio

A studio for yourself is easier to find outside Palma. In the villages and rural areas of the centre of the island, rents drop to €700 to €1,500 per month, but a car often becomes necessary. Inca, Manacor or Alcúdia are cheaper alternatives connected to Palma, provided you check the journey time to the campus.

Palma neighbourhoods to look at

Santa Catalina

A cosmopolitan neighbourhood, very popular with foreigners, lively and central. Demand is strong and rents are high: in a flatshare with several people, it remains feasible.

El Terreno

A mixed residential neighbourhood with a more local feel, with rents a little more affordable than Santa Catalina while staying close to the centre.

Casco Antiguo

The old town offers period apartments in a historic setting, at high rents. Handy for city life, less so for the trip to campus.

Son Dameto and the outskirts

Quiet, family-oriented neighbourhoods with more moderate rents, well suited to a flatshare on a tight budget.

Portixol

A former fishing village by the sea, quiet and upmarket: rarely compatible with a student budget.

Lease, deposit and paperwork

Residential lease or "temporada" lease?

In Spain, the urban leases law (LAU) distinguishes between the residential lease (vivienda habitual) and the seasonal let (temporada), classed among lets for a purpose other than housing. The difference matters for you:

  • Residential lease: a deposit (fianza) of one month's rent; term extended each year at the tenant's request up to five years, or seven years if the landlord is a company; additional guarantee capped at two months' rent for these contracts. Property management and contract drafting fees are the landlord's responsibility.
  • Seasonal let: a deposit of two months' rent, without the residential lease's right to extension. Many contracts offered to students for an academic year are of this type: read the exact wording of the contract.

The rules on seasonal leases were changed at the end of September 2026, then reinstated on 2 October after Congress rejected the decree. Check the rule in force at the time you sign.

Paperwork to plan for

  • The NIE (foreigner identification number) is required to sign a lease, open a bank account and take out contracts. Apply as soon as possible.
  • The empadronamiento, registration with the town hall register, is done after the lease is signed.
  • The application generally includes ID, the NIE, a certificate of enrolment and proof of resources or of a guarantor.
  • Don't pay anything before viewing, in person or through someone you trust, and do an inventory with photos on move-in.

Getting help searching from France

In Palma, year-round supply is limited and good rooms go fast, especially before the start of term. A Remoters home finder based in Mallorca can search for you according to your budget and the journey to campus, view homes, check the type of lease, put your application together and review the contract. The first conversation and the quote are free.
