As a student in Genoa, you have in practice three ways to find housing: a room in a shared flat, a small apartment for yourself, or one of the few price-capped places offered by the public authorities. A shared flat is the most common and most economical solution. A single room rents for an average of €408 a month in 2026, according to the Immobiliare.it Insights report picked up by GenovaToday in August 2026. A two-room apartment costs more: €528 a month on average in 2025 according to the Tecnocasa group's research office.

Genoa remains one of the cheapest big university cities in Italy, but the gap is narrowing. The price of a room rose 11.9% in a year, while it fell 6.2% on average in the country. Over six years, the rise reaches 41%: a room rented for €278 in March 2020 and €391 in March 2026. The good news is that supply is growing too: the number of room listings rose 44.5% in a year on the portal.

This guide compares the options, gives rents by neighbourhood and explains how signing a lease works in Italy.

A shared flat, the most common solution

Sharing a three- or four-room apartment with other students lets you divide a rent you would struggle to cover alone. It is also the most available option: on the Immobiliare.it portal, listings for single rooms in Genoa rose sharply in a year, and demand followed, with the number of contacts per listing up 12.3%.

How much a room costs

The average asking rent for a single room is €408 a month in 2026. For comparison, a room costs on average €704 in Milan, €627 in Florence, €615 in Rome and €585 in Bologna, according to the same report. If you are torn between several cities, Genoa therefore keeps a clear advantage over the major university hubs.

This amount is an asking price in listings, not a signed rent. Depending on the apartment, co-ownership charges, heating and bills may be included or billed on top. Get in writing what the rent covers before committing. For a whole apartment, the Genoa page estimates charges at between €50 and €150 a month.

What to check before joining a shared flat

  • Who signs the lease: all the flatmates, or a single main tenant who sublets the rooms.
  • The type of contract and its duration, and what happens if one flatmate leaves before the others.
  • The amount of the security deposit and the conditions for its return.
  • How charges and energy bills are split.

Neighbourhoods for a student to look at

Genoa stretches along the coast, and rents vary strongly from one neighbourhood to another. The prices below are the average asking rents per square metre in September 2026 on Immobiliare.it. Across the whole municipality, the average is €11.15 per square metre per month, up 9.4% over a year.

  • Centro: the most expensive area, at €15.67 per square metre. Handy for doing everything on foot, but hard to sustain on a student budget, except in a shared flat.
  • Centro Storico: the UNESCO-listed historic centre, with its narrow lanes (caruggi), at €12.81 per square metre. A large part is in a limited traffic zone (ZTL), which matters if you have a car.
  • Albaro and Sturla: residential neighbourhoods near the sea, east of the centre, at €11.39 per square metre.
  • Marassi, San Fruttuoso and Quezzi: calmer and more affordable areas, at €8.54 per square metre.
  • Sampierdarena, Belvedere and Cornigliano: in the west, low rents, at €8.57 per square metre, and a neighbourhood well connected to the rest of the city.

The AMT public transport network covers the whole city with buses, a metro line, funiculars and urban lifts. A ticket costs €2 and stays valid for 110 minutes, according to the Genoa page. Check the travel time to your faculty before choosing: the city is hilly, and two addresses close together on the map can be far apart on foot.

For a whole apartment, the Genoa page gives rent ranges of €400 to €800 for a two-room apartment depending on the neighbourhood, €700 to €1,200 in Castelletto or Albaro, and €400 to €700 in the most affordable areas such as Sampierdarena.

Price-capped places: rare but growing

Public housing for students is not enough to absorb demand. According to the city's deputy for housing, Davide Patrone, a third of the university's enrolled students come from elsewhere, and demand for beds is very strong. In April 2026 the city launched the "Studentato Diffuso" call: 60 apartments belonging to its property company Spim, about 200 beds, which were due to be sold and will instead be entrusted to an operator to be rented to students from outside the region, doctoral students, researchers and Erasmus students.

Rents for these homes will have to respect the territorial agreement of the municipality of Genoa, with moderate amounts and an allocation that will take the ISEE income indicator into account. The call was aimed first at operators, with a deadline set for 25 May 2026: the rooms will therefore only be available once the works are done. About forty other homes, on via Porro, were the subject of separate calls. Watch the city's announcements if you are preparing for a start of term in 2027.

Rental contracts in Genoa

Genoa has a particularity: 80% of leases signed in 2025 at Tecnocasa agencies were canone concordato, a rent set within the limits of the territorial agreement, against 17.8% of transitional contracts and only 2.2% of free-market rents. This is the highest rate among large Italian cities. Students made up only 6.8% of tenants at these agencies, against 35.5% in Turin.

The standard lease for an unfurnished apartment is the 4+4: four years, renewable for four. At signing, plan for a security deposit of two to three months' rent, according to the Genoa page. The contract must be registered with the Agenzia delle Entrate within 30 days of signing. If the landlord opts for the cedolare secca tax regime, you have no registration fees to share. Always ask for a copy of the registered lease.

Preparing your application

A Genoese landlord generally asks for valid ID and proof of resources: employment contract, payslips, grant certificate or bank statements. A foreign student often presents their passport and proof of their resources or of a guarantor. Have these documents ready in digital form: a complete application sent the same day often makes the difference.

When to start

The Genoa page advises starting the search one to two months before the arrival date. For a September start of term, begin in July at the latest, earlier if you are aiming for the centre.

Precautions to take

  • Never send money to reserve a home that nobody has seen for you.
  • Insist on a written lease in your name, and check that it is registered.
  • Do a detailed move-in inventory with photos: many buildings in the centre are old.
  • Keep proof of every payment, in particular of the security deposit.
