As a student in Cork, you have four ways to find housing: a room in the University College Cork (UCC) campus residences, a room in a private student residence, a room in a shared house or apartment, or a room in a host's home ("digs"). The market is tight: according to the Daft.ie report published in August 2026, a single room in a shared house rented for an average of €671 per month in Cork in the second quarter of 2026, and a studio €1,222.

The timeline matters as much as the budget. The UCC housing office advises starting to search from early January, because many options are no longer available by the end of February. This guide details each option, the prices, the timeline and the rules of the Irish lease, which changed on 1 March 2026.

UCC campus residences

UCC offers housing for the full academic year in six residences, all close to the main campus. Places are allocated by lottery, and the application window is open only one month a year. For the 2027/28 year, it is announced for February to March 2027.

  • Who can apply: full-time students enrolled for a full academic year, including international and Erasmus students and master's students who stay at least a year.
  • Who cannot: students enrolled for a single semester and part-time students.
  • Good to know: no late applications are accepted and there is no waiting list once the window has closed. No booking deposit is required to apply.

Private student residences

According to UCC, there are nearly three times as many rooms in private residences as in campus residences. They also house students from other institutions in Cork. The 2026/27 rates published by UCC are prices for the entire academic year (37 to 41 weeks) and range from under €5,000 to over €20,000 depending on the residence, the distance to campus and the type of room, sometimes with a flat fee for utilities on top.

  • Each residence has its own procedure: contact them directly and check the dates when bookings open.
  • Many ask for booking fees: if you apply in several places, read the cancellation terms.
  • The residences closest to campus fill up very fast. If everything is full, watch for cancellations as the start of term approaches.

Room prices

The Daft.ie report (second quarter of 2026) gives the average advertised rents for a room in Cork:

  • Single room in a house: €671 per month; €852 with a private bathroom.
  • Double room in a house: €761; €889 with a private bathroom.
  • Single room in an apartment: €726; double room: €847.

These levels are consistent with the city sheet, which puts a room in a shared home or a studio between €800 and €1,100 per month. For a home of your own, Daft.ie reports €1,222 for a studio and €1,781 for a one-bedroom apartment. New leases registered by the Residential Tenancies Board (RTB) in Cork averaged €1,903 per month in the first quarter of 2026, up 16.3% over one year.

Where to search

UCC runs UCC StudentPad, a search engine for rooms, houses and apartments reserved for current and future UCC students, which also states the minimum standards to require. Shared-housing listings can also be found on Daft.ie. According to UCC, shared-housing supply increases in April and May, and listings go fast: be ready to come to Cork at short notice to visit.

Digs, rooms rented in the owner's own home, are offered all year round, but UCC recommends searching for them during the summer, when listings are most numerous.

Neighborhoods

  • Bishopstown and Wilton: near UCC and Cork University Hospital, in high demand. According to the RTB index, the south-west of the city is the most expensive for new leases.
  • The city center: urban life, convenient without a car, high rents.
  • Sunday's Well and Shandon: historic neighborhoods north of the Lee, with moderate rents.
  • Ballincollig: a satellite town to the west, with more space and lower rents, served by bus.

The rules to know before you pay

  • Deposit and advance: the security deposit cannot exceed one month's rent, and neither can the rent advance. A landlord therefore cannot ask for more than two months' rent in total to give you a home.
  • Student residences: in housing reserved for students (Student Specific Accommodation), you can choose to pay more than one month in advance, and 28 days' notice is enough to leave the home.
  • Rent increases: since 1 March 2026, a national cap applies to all private rentals and student residences. Rent can only increase once a year, by 2% at most, or by the inflation rate if it is lower.
  • Disputes: if a landlord does not follow these rules, you can go to the RTB.

Avoiding scams

  • Pay no deposit or rent without visiting the home, as UCC reminds students.
  • Be wary of a deposit above one month's rent or of a request exceeding two months in total: this is against the law.
  • Report a suspicious listing: UCC asks students to send it a screenshot of suspicious exchanges linked to a StudentPad listing.
  • Insist on a written contract that specifies the rent, the utilities included and the term.

Documents to prepare

  • ID or a passport;
  • the admission letter or UCC student number;
  • proof of resources: bank statements, scholarship or parents' guarantee;
  • if possible, a reference from a former landlord.
