As a student in Cologne, you have three ways to find housing: a room in a Kölner Studierendenwerk residence, a room in a shared flat (WG, for Wohngemeinschaft) or a studio for yourself. The residence is the cheapest but places are scarce. The shared flat is the most widespread solution. The studio offers independence, at a price close to that of a room in a shared flat.

Cologne remains one of the most expensive cities in Germany for a student. According to the 2026 Studentenwohnreport from the IW economic institute and MLP, a 20 m² room in a shared flat there costs €672 per month on average including charges, and a 30 m² studio €714. Only Munich, Berlin and Frankfurt are more expensive. Student rents even dipped slightly in Cologne over one year (-0.8%), while they were rising almost everywhere else. But the BAföG housing allowance, set at €380 per month, covers neither a room nor a studio.

This page compares the three options, presents the neighbourhoods to search and lists the papers and precautions that will save you from losing time or money.

Residence, shared flat or studio: comparing the options

The Kölner Studierendenwerk residence

The Kölner Studierendenwerk manages about 5,000 rooms spread across 90 residences in Cologne, Gummersbach and Leverkusen-Opladen, at below-market rents. It offers studios, rooms in shared flats and corridor rooms, furnished or not. The advertised rent includes energy, which simplifies the budget. The organisation also connected about 3,800 homes in its residences to fibre in 2026, with the remaining 650 due to follow in the following months.

Students enrolled at partner institutions, including the University of Cologne, TH Köln and the German Sport University, can apply. The application is made online and can be submitted even before admission. There is no right to a place: the Studierendenwerk itself invites you to look for other solutions in parallel. Apply as soon as possible and have a plan B.

The shared flat (WG)

This is the most common option. With €672 on average for a 20 m² room, a WG is not necessarily much cheaper than a studio in Cologne, but it offers a home that is often furnished, shared costs and faster integration. Listings are found mainly on WG-Gesucht. Expect an interview with the flatmates (the "WG-Casting") before you are chosen.

The studio

A 30 m² studio costs €714 on average including charges according to the same report. Listings generally show the rent excluding charges (Kaltmiete), to which charges (Nebenkosten) are added, often between €150 and €300 per month. Always check whether heating is included.

Neighbourhoods to search

Cologne has nine districts and 86 neighbourhoods. For a student, the right choice depends on the place of study and the budget. TH Köln has campuses in Deutz and in the Südstadt, among others.

Ehrenfeld: lively and affordable

West of the centre, Ehrenfeld is appreciated for its artistic atmosphere, bars and restaurants. Rents there remain more affordable than in the centre and the neighbourhood is well served by the KVB tram and bus network. It is one of the neighbourhoods most in demand among young people.

Südstadt: lively, south of the centre

Wilhelmine architecture, cafés and lively neighbourhood life: the Südstadt appeals to students, with mid-range to high rents.

Deutz: the right bank

Opposite the cathedral, on the right bank of the Rhine, Deutz is undergoing major change. Its rents remain accessible and it is well connected to the centre.

Nippes: quiet and residential

In the north, Nippes is a family neighbourhood, with markets and moderate rents. A good option for those who prefer quiet.

Lindenthal and Neustadt-Nord: the most expensive

Lindenthal, residential and green, and Neustadt-Nord, close to the Rhine and very well served, have the highest rents. In a shared flat, they remain feasible.

Mülheim, Porz and Chorweiler: small budgets

Further from the centre, these areas have the lowest rents in the city. Work out the travel time to your campus before committing.

To get around, the Deutschlandticket has cost €63 per month since January 2026 and gives access to local and regional transport throughout Germany. Ask your institution about the semester ticket, which may include it.

The papers to prepare and the pitfalls to avoid

In Cologne, an incomplete application is almost always rejected. Prepare before viewings:

  • a copy of your ID or your passport;
  • proof of resources: scholarship certificate, bank statements or a guarantor's commitment;
  • the tenant's self-disclosure (Mieterselbstauskunft);
  • if possible, a Schufa extract (credit register) and a certificate of payment of your previous rents (Mietkostenfreiheitsbescheinigung). Without a history in Germany, a guarantor's letter or proof of a scholarship reassures the landlord.

And before signing:

  • Pay nothing before viewing the home, in person or through someone you trust. A listing far below market prices, a landlord "abroad" who asks for a transfer in exchange for sending the keys: that is a scam.
  • The deposit (Kaution) is capped at three months' rent excluding charges, and can be paid in three instalments.
  • Check that you will be able to register. Registration at the residents' office (Anmeldung) is mandatory within 14 days of moving in, with the landlord's confirmation (Wohnungsgeberbestätigung). Some temporary homes do not provide it.
  • In a shared flat, ask who holds the lease and whether you are signing a sublease. Have your share of the rent and charges put in writing.
  • Agency fees: since 2015, in principle the person who instructs the agent, most often the landlord, pays.
  • Plan ahead: according to the Studierendenwerk, finding a room is easier during the semester than at the start of term. Search as soon as you are admitted, and if you move during your studies, aim for the end of the semester, when many students give up their homes.

Searching remotely with a home finder

From France, it is hard to chain viewings, go through shared-flat interviews and read a lease in German. A Remoters home finder based in Cologne can search according to your campus and budget, view for you, prepare your application and review the contract before signing. The first conversation and the quote are free.
