As a student in Bali, you have three main options for housing: a room in a kos (the boarding house, furnished or not, very common in Indonesia), a shared flat in a shared house or villa, or the university residence if your institution has one. The kos is the most common solution for Indonesian students; sharing a villa is more frequent among foreign students; the residence, where it exists, remains the cheapest but places are limited.

The market has tightened. According to a BBC News Indonesia investigation published in July 2026, most kos rooms in Bali rent for between 2.5 and 5 million rupiah (IDR) per month, those under a million are almost always occupied, and those over 5 million are often rented by foreigners. It is therefore better to search early and with a realistic budget.

Kos, shared flat or residence: comparing the three options

The kos room

A kos is a building or house divided into rooms rented by the month, often with a private bathroom, sometimes with a shared kitchen. Rates vary a lot depending on location and equipment:

  • Under 1 million IDR per month: basic rooms, often unfurnished, in high demand and rarely available, according to testimonies gathered by BBC News Indonesia.
  • From 2.5 to 5 million IDR: most of the supply, according to an intermediary interviewed by the BBC.
  • Over 5 million IDR: well-located rooms with air conditioning, bathroom, bed and wardrobe, often occupied by foreigners.

The kos offers independence and a month-to-month commitment, but check what is included: electricity, water, internet and cleaning are sometimes billed separately.

The shared house or villa

Sharing a villa or house with several people lets you split a higher rent and have more space. According to Remoters' Bali sheet, a room in a guesthouse or coliving costs from 250 to 400 US dollars (USD) per month, and a villa with two to three bedrooms and a pool from 1,200 to 2,500 USD per month. Split between three or four people, a villa can work out at a price close to a coliving room, with more comfort. In return, you need to find reliable flatmates and agree on how to share the costs.

The university residence

Udayana University, Bali's main public university, says it offers an official residence for its new students, at an affordable cost and close to the campus: the Rusunawa in Jimbaran, in the Badung district. Ask your host institution as soon as you are admitted about the access conditions for a foreign student and the places available.

Where to live depending on where you study

Bali is a large island with heavy traffic: choose your housing based on your campus rather than the beach.

Jimbaran and the Bukit Peninsula

The main campus of Udayana University is in Bukit Jimbaran (rectorate, central library, and the faculties of economics, law, engineering and science). The area, in the south of the island, has a residential feel and relatively moderate rents for Bali.

Denpasar

The provincial capital is home to Udayana University's Sudirman campus (medicine, tourism, cultural studies, graduate studies). It is also where the supply of kos is widest. Since the city of Denpasar introduced a 10% local tax on mid-range and upper-range kos with more than ten rooms, confirmed by its municipal secretary in August 2026, some tenants fear a rise in prices: ask whether the tax is included in the advertised rent.

Sanur

A quiet, family-friendly area on the east coast, close to Denpasar, with healthcare services and a peaceful seafront.

Ubud

In the centre of the island, surrounded by rice paddies, Ubud generally offers more affordable rents than the Canggu and Seminyak corridor, but it is far from the campuses in the south.

Canggu, Seminyak, Umalas and Kerobokan

On the west coast, these areas are among the most expensive on the island. They are a poor fit for a student budget, except in a shared house with several people.

Application, lease and precautions

Documents to prepare

  • Your passport and a valid visa or residence permit.
  • A certificate of enrolment from your school in Bali.
  • Proof of funds (scholarship, bank statements or a commitment from your parents).

For an annual rental, landlords generally expect a residence permit that fits the length of the lease: check your situation with your host institution and the Indonesian embassy before committing.

What to check in the contract

  • Length and payment: leases are often annual and paid in advance. Paying several months in advance often lets you negotiate the rent.
  • The deposit: the amount is negotiable. Have it put in writing, with the conditions for its return.
  • Bills: electricity, often prepaid on a token meter (pulsa), water, internet and, in a villa, pool or garden maintenance are frequently added to the rent.
  • Whether the housing is legal: in February 2026 the governor of Bali asked Airbnb to remove illegal accommodation from its platform, and all tourism services had to be registered and paying their taxes by the end of March 2026. Favour an identifiable landlord and a registered property, especially if you start with a short-term rental.

Scams to avoid

  • Don't pay anything before you have viewed the place, in person or through someone you trust.
  • Be wary of very cheap rooms in sought-after areas: they are rare.
  • Pay by bank transfer and keep a record of every payment rather than paying in cash.
  • Compare the photos with reality: listings don't always reflect the condition of the property.

Start with a short stay

To avoid signing an annual lease from abroad, one solution is to first book a few weeks in a guesthouse near your campus, then view places in person. It's the best way to gauge travel times, assess the noise and meet future housemates.
