Room, shared flat or studio: 2026 budgets, search channels, neighbourhoods and rules to know for finding housing as a student in Amsterdam.

Finding student housing in Amsterdam needs to be prepared months in advance. You have three options: a room with a student housing provider, a room in a shared flat on the private market, or a studio all to yourself. A private room costs close to €1,000 per month on average in the city, according to a survey by the programme Argos relayed by DutchNews in August 2026. A studio rents for between €1,400 and €2,000 per month in the free sector.
The difficulty comes from the lack of space. According to the annual monitor of the Kences knowledge centre, published in September 2026, the Netherlands is still short of more than 20,200 student rooms, barely fewer than a year earlier. Private landlords are selling: 32,300 fewer students have been renting privately since 2024.
This guide gives you the tips that make a difference: the real budget, the right search channels, the neighbourhoods to look at, the rules on the price of a room and the reflexes against fake listings.

Amsterdam's rental market is one of the tightest in Northern Europe. Room listings often go within a few hours, especially in July and August, just before the start of term. International students also arrive with a handicap: they search from a distance, know little about the local rules and have no family on site to help them out.
Kences also observes a retreat: the share of Dutch students who no longer live with their parents has fallen from 50% to 43% in eight years. For you, staying with your parents is not an option, which is why starting early matters.
Rents keep climbing. According to the CBS, the Dutch statistics institute, in July 2026 they were 4.4% higher on average than in July 2025, and 4.5% higher in the free sector. Build a margin into your budget, and always check what the rent covers: bills, energy, internet and furniture are not included everywhere.
Use as many channels as possible, and turn on alerts on each:
Avoid relying on listings posted on social media. Kences reports that scammers have flooded TikTok with fake listings that take a deposit for a room that does not exist.
Flatsharing is the most common solution for students who don't get a place in a residence. There are two cases: each housemate signs a contract for their own room, or you all sign together for the whole home. In the second case, put the split of rent, charges and deposit in writing, and check who stays liable if a housemate leaves.
Temporary contracts deserve particular attention. According to the Huurcommissie, the Dutch rent tribunal, housing reserved for certain groups, including students, is subject to its own rules on temporary rental. Ask for an explanation of the type of contract on offer, its length and what happens when your studies end.
Before you decide, work out the journey to your university by bike and public transport: a lower rent on the outskirts sometimes costs you in time.
Since the affordable rent act, the maximum rent for a room depends on a points system based on its size and facilities. The rule is poorly followed: of 2,637 Kamernet listings studied by Argos in July and August, six rooms out of ten exceeded the cap. In Amsterdam, 97% of the rooms in the sample were above it, by €421 per month on average.
The City of Amsterdam says it cannot act on a mere listing: an illegal rent has to be already in force. Your recourse is therefore the Huurcommissie. In the first six months of the contract, you can ask it to check the starting rent of a room: an inspector visits in person and calculates the maximum rent excluding charges. The association !Woon, subsidised by the city, also advises tenants.
Reacting within the hour to a listing, viewing and spotting a fake offer are hard to do from a distance. A Remoters home finder based in Amsterdam can search for you according to your university and budget, view homes, verify the landlord's identity, prepare your application and review the contract before signing. The first conversation and the quote are free.
