In Bucharest, a flatshare is the simplest way to bring down a student housing budget. A studio (garsonieră) rents for €400 per month on average this autumn, according to Imobiliare.ro data cited by Economedia in September 2026. With three people in a three-room apartment in Sector 6, each person's share comes down to around €200, excluding charges. A university residence (cămin) remains cheaper, but places are scarce: for many international students, a flatshare is the realistic solution.

This page therefore assumes you will share an apartment. It gives the rent share to expect by sector, the full monthly budget, the neighbourhoods to search and the rules to set before signing a shared lease.

How much a room in a flatshare costs in Bucharest

There is no public statistic for the rent of a room in a flatshare. The most reliable approach is to start from the average rent of a whole apartment, then divide it by the number of occupants. According to the Storia portal, whose July 2026 analysis was published by Economedia, the average rent for a one- to three-room apartment in Bucharest was about €593, 2% more than a year earlier. The gaps between sectors are large.

Two people in a two-room apartment

In Romania, a "2 camere" has one bedroom and a living room. It rented for €500 on average in Sector 4 and €650 in Sectors 1 and 2 in July 2026. If the living room serves as a second bedroom, each person's share therefore runs from about €250 to €325. This is a common arrangement between two friends, less comfortable for two strangers, since one of them has no door to close.

Three people in a three-room apartment

The "3 camere" (two bedrooms and a living room, sometimes turned into a third bedroom) is the most common flatshare format. Its average rent ran from €600 in Sector 6 to €1,150 in Sector 1, with €650 in Sectors 4 and 5, €700 in Sector 3 and €1,000 in Sector 2. With three people, each person's share therefore runs from about €200 in the west of the city to more than €380 in the north.

Charges, to add

Electricity, gas, water, internet and building fees (întreținere) are added to the rent: count €50 to €150 per month for the whole home, depending on the season and the size. Winter weighs heavily in older buildings. Divided between three people, the bill stays modest, but it should be planned for from the start.

Flatshare, studio or residence: what the budget says

A study carried out by Cult Market Research for the bank BCR, published in early October 2026, puts a figure on what it costs to set up alone in the capital. A studio is estimated at 1,500 to 2,000 lei per month, bills and subscriptions at 350 to 450 lei, and food prepared at home at around 1,000 lei. The essential expenses of a young person living alone in Bucharest thus reach at least 3,000 to 3,500 lei per month.

The same work compares the two situations. In a shared apartment, essential expenses would represent about 60% of income, against more than 70% in a studio occupied by one person. A flatshare doesn't make life in Bucharest cheap, but it frees up a real share of the budget.

Moving in also costs less with several people. For a studio, BCR estimates the starting sum at 5,000 or 6,000 lei: first rent, a deposit of at least one month and, often, an agency commission, before furniture and appliances. In a flatshare, the deposit, generally one to two months' rent, and any agency commission, 50 to 100% of one month, are shared between flatmates.

A university residence remains the cheapest solution when you are eligible. Places are allocated by the universities, first to students enrolled in the Romanian system. If you are coming on an exchange, ask the international relations office as soon as you are admitted, and plan a flatshare as a fallback.

Where to search for a flatshare

The city is divided into six administrative sectors. First choose your faculty, find the nearest metro station, then search along the same line: the Metrorex network has five lines, from M1 to M5.

  • Militari and Drumul Taberei (west): Militari remains the cheapest neighbourhood in the city, around €400 on average for an apartment according to Imobiliare.ro. Drumul Taberei is now connected to the centre by line M5. A good hunting ground for a three-room apartment to share.
  • Sector 4, Tineretului, Berceni and the Giurgiului area: metro access and moderate rents. Sector 4 is the cheapest in the city for a two-room apartment according to Storia, and the Giurgiului area shows about €430 for an apartment.
  • Universitate and the centre (Sector 3): everything is on foot, but rents follow. A three-room apartment there cost €700 on average in July 2026, which remains affordable with three people.
  • Cotroceni: a quiet residential neighbourhood, close to the Botanical Garden, appreciated for its interwar houses. More expensive than the west, quieter than the centre.
  • Floreasca, Dorobanți and Primăverii (north): the most expensive neighbourhoods. In Primăverii, the average rent reaches €3,000 per month, for much larger properties. Poorly suited to a student budget, even shared.

Timing matters as much as the neighbourhood. September is the year's peak on the rental market, driven by student demand, and Imobiliare.ro observes that some landlords take advantage to ask for higher rents. The portal advises searching early and reserving your home at the start of the month, while supply is sufficient. According to Storia, contact requests had already jumped 45% between June and July 2026.

Signing a shared lease: the rules to set

The lease (contract de închiriere) is generally concluded for one renewable year. It states the rent, in euros or lei, the payment terms, the deposit and the termination conditions. In a flatshare, a few points are worth settling before signing:

  • Who signs: ideally, all flatmates appear on the contract. If only one signs, they alone bear responsibility for the rent towards the landlord, and the others have no official proof of their tenancy.
  • Registration with ANAF: a private landlord must file the contract with the tax authority within 30 days of signing, and also declare any later change, such as an amendment adding a flatmate. The registered contract becomes an enforceable title. Ask for a copy of the filing confirmation.
  • The written split: rent, charges, internet, cleaning and deposit. A page signed by everyone avoids most conflicts.
  • Early departure: who looks for a replacement, with what notice, and how the deposit is returned to the person leaving.
  • The inventory: photograph every room and every meter on move-in, in the landlord's presence.

Don't pay anything before viewing the home, in person or by live video with someone on site, and checking that the person renting it out has the right to do so.
