As a student in The Hague (Den Haag), you will in practice choose between three options: a room in a shared home, the most common, a room in a host's home, or a studio of your own, significantly more expensive. Expect from about €740 per month for a room and up to €1,300 for a studio, depending on the neighborhood and the condition of the home.

The market is tight. In the Netherlands, most universities do not house their students on a campus, and everyone looks for a room on the market. Rents keep rising: +4.4% on average between July 2025 and July 2026 according to CBS, the Dutch statistics institute. For an international student, the search is even harder, hence the value of starting as soon as you are admitted.

House-share, room in a private home or studio: how to choose

The room in shared housing

This is the most common option among students in The Hague: everyone has their own room, and the kitchen, living room and bathroom are shared. Homes can be furnished, partly furnished or unfurnished, and mixed-gender sharing is usual. Before accepting, check which bills (gas, electricity, internet) are included in the rent.

Two channels to know. Student housing associations rent exclusively to enrolled students; in The Hague region, the largest is DUWO. Sign up as soon as you accept your study offer and contact your institution's housing service, because rooms go very fast. The rest goes through the private market.

The room in a private home (hospitaverhuur)

The municipality of The Hague has supported renting out a room in a private home since 2023. According to the city's international centre, more than 3,200 room seekers have registered since the campaign launched, with about 150 new requests per month. 73% are between 18 and 25, and 9% are French. For a first semester, it is a good way in: you have an address, a calmer setting, and time to look for a house-share afterwards.

The studio

The studio with private kitchen and bathroom offers independence, but at a different price: between about €950 and €1,300 per month. Private student residences, of the "student hotel" type, are even more expensive, in exchange for services and shared spaces.

The neighbourhoods to look at

  • Laakkwartier: more affordable and close to the higher education institutions, it is the most logical area for a low-budget house-share.
  • Centrum: lively and central, everything is accessible by bike, but rents are high.
  • Bezuidenhout: well connected, family-oriented, close to the institutions.
  • Archipelbuurt and Duinoord: residential, safe, with carefully kept architecture; rents there are rather above average.
  • Scheveningen: by the sea, with a distinctive way of life, further from the schools in the centre.
  • Leyenburg, Moerwijk and Ypenburg: on the outskirts, with more accessible rents; check the journey to your institution.

What the rent law says

Dutch rules protect tenants well, provided you know them.

  • A room always has a maximum rent. A non-self-contained home, such as a room in a shared house, can never be let at a free-market price: its maximum rent is set by a points system. Since 1 January 2025, the landlord must give you this calculation in writing with the lease.
  • You can have your rent checked. If the rent seems too high, you can go to the rent committee (Huurcommissie) within six months of the start of the contract.
  • 2026 thresholds for a self-contained home: below €932.93 per month, it is social housing; above €1,228.07, the rent is free. Between the two is the mid-rent segment, which is also regulated.
  • Annual increases capped: 4.4% at most in 2026.

A permit for certain homes

The municipality of The Hague requires a housing permit (huisvestingsvergunning) for social and mid-rent homes, reserved for low and middle incomes. Many landlords hand over the keys only once the application has been filed. Check this before signing.

Application, lease and pitfalls to avoid

Before the first viewing, prepare your passport or ID card, your certificate of enrolment, and proof of means: grant, bank statement or a guarantor's commitment. Then, a few simple rules:

  • Choose an address where you will be able to register with the municipality. Every resident must register there, and it is this registration that gives you your BSN number, essential for the bank, health insurance or a small job.
  • Insist on a written lease, mandatory since 1 July 2023. A fixed-term lease of two years at most, common for an international student, ends automatically on the set date, and you can end it earlier.
  • The security deposit cannot exceed two months of base rent, and an agency cannot charge you introduction fees.
  • Never pay a deposit before viewing. Scammers target internationals in particular, especially as the start of term approaches.
  • Plan for short-term housing for the first few weeks if nothing is signed before you arrive: it gives you time to view in person.
