Renting in The Hague: rents, neighbourhoods and leases (2026)

The Hague is a tight rental market where new free-sector tenants paid an average of €22.95 per m² in Q3 2026, according to Pararius, above the Dutch average of €20.92. Under national rules described by Rijksoverheid (September 2026), deposits are capped at two months' basic rent for leases signed from 1 July 2023, and documented local scams mean you should verify every landlord before paying anything.

The Hague is a tight rental market, and free-sector rents are still rising. According to the Pararius Huurmonitor (Q3 2026), new tenants in the free sector (vrije sector, homes renting from €1,228.07 a month) paid an average of €22.95 per m² in The Hague, up 4.8% and above the Dutch average of €20.92 per m². That price per square metre is the most reliable recent budget benchmark, as no reliable source publishes rents by type of home. No source gives a typical search time for The Hague either, but Leiden University strongly advises international students not to travel before their housing is secured.

What is the rental market like in The Hague in 2026?

Demand for rental homes in The Hague outstrips supply, and free-sector rents are still rising. According to the Pararius Huurmonitor (Q3 2026), new tenants in The Hague's free sector paid an average of €22.95 per m², an increase of 4.8%. Among the large cities that Pararius groups as the G5, only Rotterdam rose faster (+5.0%, to €22.92 per m²); our guide to renting in Rotterdam covers that market. Across the Netherlands, the average for new free-sector tenants was €20.92 per m² over the same quarter.

Competition for each listing is intense across the country. Pararius reports that a free-sector rental in the Netherlands received 23 responses on average in Q3 2026 and stayed online for 21 days on average. These are national figures, not figures for The Hague alone, and the 21 days measure how long a listing stays visible, not how long a tenant takes to find a home.

Students compete for housing in The Hague too: Leiden University reported in May 2026 that the student housing market in The Hague is under pressure. In May 2026, students from Leiden University College handed a housing manifesto to the municipality, and DUWO, a student housing provider, co-authored the city's Student Accommodation Action Plan, which emphasises the need for more shared housing. According to the deputy mayor quoted by Leiden University (May 2026), The Hague City Council has recently relaxed the rules on shared accommodation in its Huisvestingsverordening, the municipal housing regulation, to create more room for this type of housing. People arriving from abroad are also in the market: the fraud case reported by Den Haag Centraal in August 2026 included victims who had recently moved to the Netherlands.

Listings in The Hague are spread across a few channels. On Funda, a site for both rentals and sales, The Hague is the second most searched city after Amsterdam (Den Haag Centraal, October 2025); if you are comparing cities, see our guide to renting in Amsterdam. Pararius and Huurwoningen.nl carry homes offered by professional landlords and agencies, which is the base of the Pararius rent figures for The Hague. For students, DUWO manages rooms that Leiden University reserves each semester for international students, in Leiden, in The Hague or nearby. No reliable recent source gives the share of furnished homes in The Hague; the DUWO rooms reserved by the university are furnished.

How much does it cost to rent a home in The Hague?

Recent reliable data for The Hague gives an average price per square metre rather than a rent per type of home. The table sets out the figures available and their exact nature.

The €22.95 figure for The Hague is an average, not a range, and it only covers free-sector homes let by professionals through Pararius and Huurwoningen.nl (Q3 2026). Rooms let privately, student housing and social housing are not reflected in it. Pararius does not state whether the figure includes service charges (servicekosten) or furniture. To use it, multiply it by the floor area of a listing in The Hague: this tells you whether the asking rent sits above or below the city average for new free-sector tenants.

The main entry cost in The Hague is the deposit (waarborgsom), capped at two months of basic rent for leases signed from 1 July 2023 (Rijksoverheid, September 2026).

Which neighbourhoods in The Hague should you look at?

The neighbourhoods below are the areas of The Hague where recent municipal and local press sources document new rental homes. No reliable recent source gives rents by neighbourhood, so the descriptions focus on the type of housing being built. Check travel times to your workplace or campus yourself before you commit.

Binckhorst

Binckhorst is a former business area of The Hague being turned into a mixed district where companies and residents of different household types, incomes and ages live side by side. According to the Gemeente Den Haag (July 2026), 5,000 homes are planned there, including free-sector rental buildings (Nova, Binck Poort), a building with student rooms and free-sector rentals (Binck City Park) and social housing (Elara, Pegasus). It suits students looking for purpose-built rooms and salaried newcomers looking for a new-build free-sector apartment, which by definition rents from the free-sector threshold upward. Expect a district still under construction.

Zuidwest (Bouwlust, Vrederust, Moerwijk, Morgenstond)

Den Haag Zuidwest groups four neighbourhoods of The Hague, Bouwlust, Vrederust, Moerwijk and Morgenstond, which are the subject of a large urban renewal programme (Nationaal Programma Zuidwest). The Gemeente Den Haag (September 2026) lists many construction and renovation projects there, including Dreven, Gaarden, Zichten, De Venen and Denekampstraat, with a large share of social rental homes such as the 116 social homes of Dreven 1b. The De Venen project plans 867 homes, including 327 social rental homes and 180 mid-priced rentals (middenhuur), according to Den Haag FM (April 2026); these homes are planned, not yet delivered. Zuidwest is mainly relevant if you plan a long stay and qualify for social or mid-priced housing.

Dreven Gaarden Zichten

Dreven Gaarden Zichten covers three areas within Zuidwest in The Hague where renewal will continue until 2040. Stadszaken.nl reported in March 2026 that the first 220 new homes of the Steenzicht project had been delivered, between social housing and mid-priced rental, for existing and new residents, in a partnership between the municipality, the housing corporation Staedion and the builder Heijmans. New supply arrives here in phases, and building works are part of daily life for years to come.

Escamp

Escamp lies in Den Haag Zuidwest, the south-west of The Hague. Den Haag FM reported in June 2026 that the housing corporation Hof Wonen had delivered 132 new social rental homes on the Beresteinlaan: 42 maisonettes and 90 apartments with two or three rooms. Like the rest of Zuidwest, Escamp's new supply is largely social housing, so it suits households who meet the corporation's allocation rules rather than newcomers looking for a quick private rental.

What do you need to sign a lease in The Hague?

The rules on the deposit are set nationally and apply in full in The Hague; the documents asked for depend on the landlord or agency. For a lease signed from 1 July 2023, the waarborgsom is capped at two months of kale huur (Rijksoverheid, September 2026). The landlord may only deduct four types of cost from it:

  • unpaid rent;
  • unpaid service charges (servicekosten);
  • damage for which the tenant is responsible;
  • the energieprestatievergoeding, a fee linked to the energy performance of the home.

Administrative costs cannot be taken from the deposit in the Netherlands. The landlord must return the deposit within 14 days of the end of the lease, or within 30 days when costs are deducted (Rijksoverheid, pages updated August and September 2026). Keep proof of every payment so that you can claim the balance when you leave your home in The Hague.

No recent official source sets out a standard list of documents or guarantor requirements for renting in The Hague. Ask the landlord or agency for its list in writing, and send copies of your passport, contract or payslips only once you have confirmed who you are dealing with: the fraud cases reported in The Hague relied on people posing as estate agents.

Which rental scams and pitfalls should you watch for in The Hague?

The main risk in The Hague is rental fraud: scammers use the housing shortage to let homes that are not for rent. Local press has documented several cases, and they share the same pattern.

Homes that are not for rent at all

Den Haag Centraal reported in October 2025 that dozens of residents of The Hague had fallen victim to scammers letting homes that were not available, leaving them with no home and no money. The warning sign is an attractive home offered quickly, with a request for payment before any verifiable contract. The defence is to confirm that the person you are dealing with owns the home or is mandated by its owner before transferring anything.

A fake agent, a real viewing and keys that do not work

In August 2026, Den Haag Centraal reported that a 39-year-old man from The Hague had been sentenced to five months in prison. He posted a home on Marktplaats, a general classifieds site, posed as an estate agent (makelaar), showed the home, then handed over keys that did not open it, collecting €3,600 per victim as a deposit and rent in advance. Six people lost €21,600 in total in 2024, some of whom had just arrived from abroad. A viewing and a set of keys are therefore not proof: test the keys in the door before paying, check the agency's identity independently, and pay by bank transfer to an account in the name of the landlord or agency, never in cash.

Pressure to pay before you have a contract

With 23 responses per free-sector listing on average in the Netherlands in Q3 2026 (Pararius), you may be told to pay within hours to secure a home. Den Haag Centraal noted in August 2026 that fraudsters in The Hague mostly advertise online, organise viewings, draw up contracts and hand over keys. Urgency is exactly what they exploit: do not pay anything until the contract is signed by a landlord or agent whose identity you have checked.

How to find housing in The Hague: the options compared

In The Hague you can find a rental through listing sites such as Funda, Pararius and Huurwoningen.nl, through Facebook groups and expat communities, through a local estate agency, through your personal network, employer or university, or with a home finder who searches and views homes on your behalf.

A free method is often enough in The Hague. If you are already in the city, have time to respond to listings within hours and speak Dutch, the listing sites and agencies give you access to the same homes as anyone else. Students admitted early to Leiden University can apply for a room reserved via DUWO, which is furnished and avoids the private market altogether, although these rooms are limited and not available to partners or family members.

A home finder searches for the home in your place, views properties on your behalf, helps you put your application together and negotiates with the landlord or agency until the lease is signed. The cost is set on quote. Remoters, for example, assigns your request to a home finder in the city; fees are set in a quote, the funds are held until the search is over, and the service is paid neither by landlords nor by agencies.

Which option for your situation

  • Searching from abroad without being able to view: a home finder, or a university room via DUWO for students, since a viewing alone did not protect the victims of fraud in The Hague.
  • No guarantor or local rental history: a university room for students, an employer arrangement where available, or a home finder who can present your application to landlords.
  • Arriving in less than a month: a home finder or an agency, as competition on the listing sites (23 responses per free-sector listing nationally, Pararius, Q3 2026) leaves little margin.
  • Not speaking Dutch: an agency or a home finder; listing sites can be used with translation.
  • Tight budget: the listing sites, shared housing offered through verified channels and student housing, with careful checks before paying anything.

When should you start looking for a rental in The Hague?

Start your search in The Hague well before you travel, and secure the home before you leave if you can. No reliable source publishes an average search time for The Hague, but Leiden University's housing pages (updated November 2025) strongly advise international students not to come if they have not found housing before leaving home, and to consider postponing their studies if needed.

Student demand runs on a semester calendar. Leiden University reserves a limited number of rooms each semester for new international students who register early, with priority for short stays, and allocates them in order of payment of housing fees. Its pages state that university housing for spring 2027 is already full for degree students (bachelor and master), while exchange students can still apply. If you are coming to study in The Hague, apply as soon as you are admitted.

Searching and shortlisting can be done from abroad; viewings require someone on site, and the fraud cases in The Hague show that checking the landlord's identity matters as much as seeing the home.

How can a home finder help you rent in The Hague?

A home finder tackles the specific difficulties of The Hague: listings that draw many responses, frauds built on fake agents and real viewings, and deposits that must stay within the legal cap. With Remoters, your request is assigned to a home finder in The Hague who speaks English, searches on your behalf, checks listings, organises or carries out viewings and supports you until the lease is signed. Fees depend on the brief and are set in a quote after a first conversation. For rentals, you pay before the search starts; the funds are held throughout the search and released to the home finder only once it ends, and the quote covers the case where no home is found. Remoters is paid neither by landlords nor by agencies and operates in more than 220 cities. Find a home finder in The Hague.

Frequently asked questions

Short answers to the questions our readers ask, written to stand on their own.

For a lease signed from 1 July 2023, a landlord in The Hague can ask for a deposit (waarborgsom) of no more than two months of basic rent, excluding service charges, under national rules described by Rijksoverheid (September 2026). For older leases the limit was three months. The deposit must be returned within 14 days of the end of the lease, or 30 days if costs are deducted.

Is renting in The Hague more expensive than the Dutch average?

Yes for the free sector. According to Pararius (Q3 2026), new free-sector tenants in The Hague paid an average of €22.95 per m², against €20.92 per m² for the Netherlands as a whole. The Hague's average rose by 4.8%, close to Rotterdam's +5.0%.

Does a viewing protect me from rental scams in The Hague?

No. In a case reported by Den Haag Centraal in August 2026, a man from The Hague posing as an estate agent showed a home and handed over keys that did not open it, taking €3,600 per victim. Test the keys, verify the landlord or agency independently and pay only by bank transfer to an account in their name after signing.

Which websites list rental homes in The Hague?

On Funda, a rental and sales site, The Hague is the second most searched city after Amsterdam (Den Haag Centraal, October 2025). Students at Leiden University can also apply for rooms reserved via DUWO.

Does Leiden University provide housing for students in The Hague?

Only on a limited basis. Leiden University has no residences of its own but reserves furnished rooms each semester via DUWO, in Leiden, The Hague or nearby, allocated in order of payment (university pages updated November 2025). Its pages state that housing for spring 2027 is full for degree students, while exchange students can still apply.
