Renting an apartment in Toulouse without going through an agency is possible: some landlords post their listings directly, and you then avoid agency fees. In return, it is up to you to sift through the listings, organise viewings, check the lease and spot dubious offers. In a market as competitive as that of the Ville rose, this takes method and quick reactions.

The context does not help. According to LocService.fr (March 2026), nearly 66% of people in Toulouse are tenants and the rental market tension measured by the portal rose by almost 30% in a year, which places Toulouse 12th among large French cities where it is hardest to find a home. Studios and T1s account for 53% of searches, and 63% of applicants are students. Here is how to search direct, what you really save and the precautions to take.

What a rental costs in Toulouse

The local rent observatory for the Toulouse conurbation, published by the AUAT in January 2026, gives median market rents excluding charges for tenants who moved in in 2024:

  • Studio or T1 (26 m² on average): €465 per month, and €500 in the hypercentre
  • T2: €554 per month
  • T3: €700 per month
  • T4 and larger: €902 per month for an apartment, €1,100 for a house with four or more rooms

Across the city of Toulouse, the median rent reaches €13.3 per m², against €11.5 on the outskirts. These levels serve as a benchmark for judging a private landlord's listing: a rent far below the market should make you suspicious rather than enthusiastic.

How much you really save without an agency

Since the ALUR law, agency fees charged to the tenant are regulated. According to Service-Public.fr, only four items can be charged to the tenant: the application, the viewing, drafting the lease and the move-in inspection. Drafting and publishing the listing remain entirely at the landlord's expense. For the application, the viewing and the lease, the tenant's share cannot exceed either half of the agency's bill or a cap per square metre: €10.09 including VAT in a high-demand area, which Toulouse is. For the inspection, the cap is €3.03 including VAT per m².

In practice, for a 41 m² T2, the tenant's maximum share comes to about €414 for the application, viewing and lease, and about €124 for the inspection, a little over €530 in total at most. That is the order of magnitude of what you avoid by renting directly from a private landlord. The saving is real, but it stays below one month's rent, contrary to a common belief.

Where to find listings from private landlords

  • Private-to-private listing portals: these are the main channels. Set up alerts with your criteria (neighbourhood, area, furnished or not) to be notified as soon as a listing goes online.
  • Word of mouth: colleagues, university network, employer. A tenant giving notice sometimes looks for a successor to present to the landlord.
  • Social media: you will find listings from private landlords there, but also the highest proportion of fraudulent offers. Be extra careful.

Whatever the channel, a rental listing must include certain information: monthly rent and charges, amount of the deposit, municipality, living area and energy rating. A listing that omits this information deserves a question before any viewing.

The pitfalls of renting direct

Fake listings

The most common scam remains the same: a well-located property, an attractive rent, an owner "abroad" who cannot arrange a viewing and asks for a transfer to "reserve". A few simple rules protect you:

  • Never pay any money before you have viewed the property and signed the lease. The only legitimate amount at signing is the deposit, along with the first month's rent.
  • Check the landlord's identity and that they really own the property, for example with a property tax notice.
  • Compare the rent with the observatory's medians: a central T2 advertised well below €554 excluding charges deserves some investigation.
  • Be wary of requests for excessive documents: the list of supporting documents a landlord may demand is closed, and a bank statement or a Vitale card is not on it. Nor can any sum be demanded from you to "reserve" the property before the lease is signed.

An incomplete lease

Without an agency, nobody reads the contract for you. The lease must be in writing and follow the model contract set by law: identity of the parties, description of the property, living area, rent, charges, deposit, term. For an unfurnished property, the deposit cannot exceed one month's rent excluding charges, and it must be returned within one month if the move-out inspection matches the move-in one, and within two months otherwise. A landlord cannot demand any other sums to sign the lease.

How to win over a Toulouse landlord

Faced with several applicants, a private landlord often picks the first complete and reassuring application. According to LocService.fr, 73% of Toulouse applicants rely on a family guarantor, 12% on the Visale guarantee, and 9% have no guarantor. To stand out:

  • Prepare a complete digital application before the first viewing: ID, proof of address, proof of employment status and income, and your guarantor's documents. The public service DossierFacile lets you pull them together and send them to the landlord.
  • Reply fast: small properties go within a few days. Remoters' Toulouse city page estimates the search time at two to four weeks for a studio, and three to six weeks for a T2 or T3.
  • Be clear about your plans: desired move-in date, expected length of stay, household composition.
  • Aim for the right neighbourhoods: Capitole and Les Carmes concentrate demand and the highest rents; Saint-Cyprien and Compans-Caffarelli attract young professionals; Rangueil lives to the rhythm of students; Les Minimes, Borderouge or Côte Pavée offer more moderate rents and more space.

Searching remotely

If you are arriving from another city or from abroad, renting direct gets complicated: you cannot view on the same day, and it is hard to check that a listing is real. A video tour gives a first idea, but does not replace a visit in person to check the condition of the property, the noise or the surroundings.

That is the role of a home finder based in Toulouse like those at Remoters: they search for you among the listings, view properties in your place, help you build your application and review the lease before signing. It is neither an agency nor a listings site: they work for you, the tenant. The first conversation and the quote are free.
