To rent an apartment in Sydney, six areas come up most often: Surry Hills and Darlinghurst in the centre, Newtown and the Inner West, Bondi and the east coast, Manly north of the beaches, Chatswood on the North Shore and Parramatta in the west. They differ mostly in rent level, which goes from simple to double between the west and the coastal neighbourhoods.

Sydney is the largest city in Australia: 5,638,830 inhabitants at 30 June 2025 according to the Australian Bureau of Statistics (ABS), 75,230 more than a year earlier. The rental market remains tight. According to official New South Wales bond data, the median rent for an apartment let in the second quarter of 2026 in Greater Sydney was 760 Australian dollars (AUD) per week, up 4.1% year on year.

In Australia, rents are quoted weekly. To estimate a monthly budget, multiply the weekly rent by 52 then divide by 12, which is about 4.33 times the advertised amount.

The neighbourhoods where to rent an apartment

The medians cited below come from the official Rent and Sales report (April to June 2026 quarter), which records new leases by local government area. They cover a wider territory than just the named neighbourhood.

Surry Hills and Darlinghurst: the lively centre

These neighbourhoods near the central business district (CBD) are known for their restaurants, bars and cosmopolitan atmosphere. They fall under the City of Sydney, where the median rent for a one-bedroom apartment reached AUD 819 per week in the second quarter of 2026, and AUD 1,150 for two bedrooms. It's the choice of those who want to do everything on foot.

Newtown, Leichhardt and Balmain: the Inner West

Newtown and Enmore attract a young, creative crowd, with a dense cultural life. Leichhardt and Balmain are more family-oriented, with tree-lined streets and a village feel. In the Inner West council area, the median for a one-bedroom apartment was AUD 600 per week, and AUD 760 for two bedrooms: it's one of the most affordable areas close to the centre.

Bondi and the east coast

Bondi Beach is Sydney's best-known address. In the Waverley council area, which includes it, a one-bedroom apartment rented for a median AUD 850 per week, and AUD 1,100 for two bedrooms. Further south, Coogee and Maroubra (Randwick council area) offer a quieter seafront, popular with families, with a median of AUD 750 for one bedroom.

Manly: the beach and the ferry

Manly is linked to the centre by ferry and suits families as well as surfers. In the Northern Beaches council area, the median for a one-bedroom apartment was AUD 690 per week, and AUD 900 for two bedrooms.

Chatswood: the well-connected North Shore

A commercial and residential hub linked to the centre by train, Chatswood is a good option for those who work north of the harbour. The neighbouring Lower North Shore (Mosman, Neutral Bay) is more upmarket and more expensive.

Parramatta: the second business centre

Parramatta, in the west, is often presented as Sydney's second CBD. Well connected by train, it is the most accessible area on this list, especially for a two-bedroom apartment. Nearby Auburn, Bankstown and Strathfield are also affordable options for families.

What budget to plan for

In the second quarter of 2026, the medians for new apartment leases in Greater Sydney were as follows:

  • Studio (bedsitter): AUD 550 per week.
  • One bedroom: AUD 700 per week, or about AUD 3,030 per month.
  • Two bedrooms: AUD 800 per week, or about AUD 3,470 per month.
  • Three bedrooms: AUD 1,100 per week.

A quarter of one-bedroom apartments rent for less than AUD 595 per week, and a quarter for more than AUD 810. Add AUD 200 to 350 per month for water, electricity and internet, and plan on move-in for a bond of four weeks' rent and up to two weeks' rent in advance.

How renting works in New South Wales

Viewings and applying

Listings are mostly found on Domain and realestate.com.au. Viewings (open inspections) take place at fixed times, often with many applicants. Each agency has its own application form: prepare your ID, proof of income and references from your previous landlords in advance. Agencies ask for a set of ID documents worth 100 points, and a passport alone is generally not enough. The landlord is free to choose the tenant, but cannot discriminate unfairly. Rent bidding is regulated: neither the landlord, the agent nor an application platform may solicit a higher rent offer.

What you can be asked for, and nothing more

  • A holding fee of one week's rent at most, only once your application has been accepted. It is deducted from the rent if you sign.
  • A bond of four weeks' rent at most, paid through the Rental Bonds Online service and not to the landlord.
  • Up to two weeks' rent in advance.
  • Lease registration fees with the land registry, where applicable.

No other cost can be charged at move-in. Keep a receipt for every payment.

Signing and moving in

Before signing, the landlord or agent must give you the tenant information notice, the draft lease, a move-in condition report already completed on their side, the strata by-laws if there are any, and the invitation to pay the bond online. The New South Wales standard lease specifies the term, often six or twelve months, the rent and each party's obligations. Fill in the condition report carefully, with photos to back it up: it is what protects your bond when you leave.

Recent rules that protect tenants

Several reforms have changed things. Since 31 October 2024, rent can only be increased once a year. Since 19 May 2025, the grounds on which a landlord can end a lease or refuse a pet are limited. Since 2 March 2026, tenants can choose to pay their rent through Centrepay. The landlord must also offer at least one way of paying rent at no extra cost.

Mistakes to avoid

  • Turning up to viewings without an application: good apartments sometimes let within hours of the inspection. Submit your application the same day.
  • Paying before viewing: fake listings exist. Don't pay anything without seeing the home, yourself or through someone you trust.
  • Paying the bond directly to the landlord: it must go through Rental Bonds Online.
  • Signing without reading the early termination clauses (break-lease fees), which can be costly if you leave before the end of the lease.
  • Ruling out the west automatically: Parramatta and neighbouring areas often offer more space for the same budget.
