Nyon, on the Vaud shore of Lake Geneva between Geneva and Lausanne, attracts many people who work in one or the other of these two employment areas. Renting an apartment there is still difficult, but a little less so than in Lausanne or Geneva: on 1 June 2026, the Nyon district had 1.24% vacant homes according to Statistique Vaud, against 0.87% for the canton as a whole and 0.71% for the Lausanne district.

This rate remains below the 1.5% threshold at which a market is considered balanced, a threshold the canton has not reached since 1999. And it is falling: it was 1.37% a year earlier in the district. For a prospective tenant, this means a complete application and a quick reply are still essential.

This guide gives the rents observed in Nyon, how to read a Swiss listing, the application to prepare and the pitfalls to avoid when searching from France.

How much an apartment in Nyon costs

Statistique Vaud publishes the average rent of occupied homes in municipalities of more than 5,000 inhabitants (2020 to 2024 surveys, net rent excluding charges). For Nyon:

  • 1 room: CHF 992 per month;
  • 2 rooms: CHF 1,358;
  • 3 rooms: CHF 1,675;
  • 4 rooms: CHF 1,976;
  • 5 rooms and more: CHF 2,578;
  • all homes combined: CHF 1,666.

These averages cover current leases, often signed several years ago. A home put back on the market today generally rents for more, especially if it has been renovated. Use these figures as a floor, not as the price to expect on a listing. For comparison, the average for all homes is CHF 1,708 in Gland, the neighbouring municipality, and CHF 1,347 in Lausanne.

Reading a Swiss listing

In French-speaking Switzerland, rent is often shown in two parts: the net rent and the charges (heating, hot water, additional costs). Always check which ones are included. The number of rooms is also counted differently from France, with half-rooms: ask for the floor area and the plan rather than relying on the number alone.

The reference rate

In Switzerland, rents can be adjusted when the reference interest rate published by the Federal Office for Housing changes. It has been 1.25% since 2 September 2025 and did not change at the 1 September 2026 publication. The next publication is scheduled for 1 December 2026. Ask the letting agency which rate your rent is based on: the information will be useful if the rate falls.

Where to look in and around Nyon

The Nyon district had 626 vacant homes on 1 June 2026, of which 231 were available for sale only. Small units are rare: 58 one-room homes and 79 two-room homes across the whole district. Three- and four-room homes are more numerous, which favours families and flatmates.

If you are looking for a studio or a two-room apartment, widen your search to the neighbouring municipalities of the district, keeping an eye on the travel time to your workplace. Gland, for example, has average rents close to those of Nyon.

A neighbourhood in development: the Tattes d'Oie

The City of Nyon is preparing the transformation of the Tattes d'Oie neighbourhood. The future land-use plan, covering a little under 22,000 m², provides for 200 to 270 homes, including at least 50 public-utility homes, with shops, public facilities and a park of about 4,000 m². Studies are due to start in early 2027: these homes will not be available in the short term, but the project shows that the city's housing supply will change.

The application to prepare

In Switzerland, the régies (letting agencies) choose from many applicants. The housing service of the University of Lausanne, which advises newcomers to the region, lists the documents usually requested:

  • a copy of the passport or ID card, including that of the guarantor if there is one;
  • a certificate from the Debt Collection Office, to be collected from your municipality, if you have lived in Switzerland for more than 3 months;
  • the last 3 payslips, or those of the guarantor;
  • if you are a student, a certificate of enrolment.

For people arriving from abroad, régies often ask for additional guarantees, sometimes a guarantor living in Switzerland. Also plan for:

  • a rent guarantee of up to 3 months' rent;
  • household insurance and liability insurance, to be taken out before moving in;
  • the first month's rent, to be paid after signing the lease and before the keys are handed over.

Pitfalls to avoid

  • Paying before signing: don't send anything to someone who can't show you the home or show you a lease.
  • Travelling without calling first: before a viewing, confirm with the régie that the apartment is still available and what its conditions are.
  • Waiting for a reply without following up: no reply is not always a refusal, and a polite follow-up can make the difference.
  • Forgetting the charges: compare rents including charges, otherwise an apartment that looks cheaper in the listing can cost more each month.
