Renting in Nantes directly from a landlord: what you save, 2026 rents, the application to prepare and the precautions to take before signing.

Renting an apartment in Nantes without going through an agency means dealing directly with the landlord: you pay no letting fees, and you stay in control of the viewings and the negotiation. In return, it is up to you to sift through the listings, check the property and the landlord, and read the lease. This guide goes through what you really save, the rules that protect you, and the precautions to take to avoid unpleasant surprises.
The Nantes context is fairly favourable. According to the annual LocService.fr study published in February 2026, the average rent including charges in Nantes is €710 for 37.8 m², or €18.8 per m². The platform rates the market as moderately tight (a score of 3.45, against 5.67 in Angers and 10 in Rennes), which leaves a little more time to compare offers from private landlords.
When an agency is involved in a rental, the law limits what it can charge the tenant. According to the Institut national de la consommation, only four items can be charged to the tenant: organising viewings, putting together the application, drafting the lease and the move-in inspection. These fees are split equally with the landlord, and the tenant's share is capped per m² of living space.
For leases signed since 1 January 2026, the caps are €10.09 per m² in a high-demand area, a category Nantes falls into, plus at most €3.03 per m² for the inspection. For a 39 m² T2, the average size recorded by LocService.fr, that comes to a maximum of about €510 payable by the tenant. That is the amount you do not have to budget for when renting from a private landlord.
Here are the average rents including charges recorded by LocService.fr in Nantes (study published in February 2026):
Studios and T1s account for 55% of applicants' searches over a year, driven by the roughly 63,000 students in the metropolitan area. In 40% of cases, the applicant is looking for a furnished property. If you are aiming for a small place near the centre for the start of the academic year, expect more competition than for a T3.
Because Nantes is classed as a high-demand area, several rules apply whether the lease is signed with an agency or directly with the landlord: the rent cannot, with some exceptions, exceed that of the previous tenant, the tenant's notice period is reduced to one month, and a property rated G on its energy performance certificate (DPE) can no longer be offered for rent since 1 January 2025.

Without an intermediary, nobody checks the listing before you. Fake listings almost always rely on the same tricks: a rent well below the market, an owner who says they are abroad, and a request for money before the viewing or the signing. Keep one simple rule in mind: according to Service-Public.fr, no sum can be requested before the lease is signed, and it is forbidden to demand a payment to reserve a property.
A landlord who lets their property themselves often receives several applications and picks the clearest one. Service-Public.fr details the permitted documents: proof of identity, proof of address, one or more proofs of employment status (employment contract, student card or enrolment certificate for a student) and of income (tax notice, last three payslips, scholarship certificate...). The landlord is not allowed to demand any others: if they ask for an unauthorised document, they face a fine of up to €3,000 (€15,000 for a legal entity).
The public service DossierFacile lets you gather these documents in an online file and send them to the landlord without emailing your documents to strangers. It is also a way to check that you only share what is permitted.
According to LocService.fr, 72% of rental applicants in Nantes rely on a family guarantor, 11% on the Visale guarantee, and 9% say they have no guarantor at all. If you have no relative able to act as guarantor, Visale, offered by Action Logement, is the most common solution: get your visa in place before you start viewing.
If you are preparing your arrival remotely, group the viewings into one or two trips, ask the landlord for recent photos of each room, and have someone you trust view the property when you cannot come. Avoid committing to a home that nobody has seen.
Renting without an agency does not mean renting without a contract. According to Service-Public.fr, the lease for a main residence must be in writing and follow the regulatory model lease. It states in particular the identity of the parties, the description of the property, its living area, the DPE class, the rent and the amount of the deposit. A technical diagnostics file must be attached (DPE, lead exposure risk report depending on the age of the building, condition of the installations, etc.).
If your income is modest, the Loca-Pass advance from Action Logement or the housing solidarity fund can help finance this deposit.
Without an agency, you do it with the landlord. Take your time: note every defect, test the appliances, and photograph the walls, floors and windows. This document will be your reference when you get your deposit back.
Count the first month's rent, the deposit and home insurance, which is compulsory from the moment you move in. For an unfurnished T2 at the average Nantes rent, that is already close to two months' rent to pay up front, with no agency fees. Also allow for moving costs and, for an unfurnished property, furniture.
