Renting an apartment in Cluj-Napoca now costs as much as in Bucharest. According to the Storia portal, the average rent for a one- to three-room apartment there reached €599 per month in July 2026, the highest of the ten large Romanian cities studied, just ahead of the capital (€593). Expect an average of €400 for a studio (garsonieră), around €580 to €600 for a two-room apartment and €750 for a three-room apartment.

The gaps between neighbourhoods are significant. According to Imobiliare.ro, the lowest rents in September 2026 are in Mănăștur and Dâmbul Rotund, around €500 for an apartment, compared with €750 on average in the centre. In recent buildings, Gruia, Andrei Mureșanu and Borhanci are among the most expensive areas.

This guide is for those coming to work or settle with their family in Cluj: which home to aim for, in which neighbourhood, with what budget and what precautions to take before signing the lease.

Rents in Cluj-Napoca in 2026

By type of home

  • Studio (garsonieră): €400 per month on average in July 2026 according to Storia, down 5% over one year. Most studios rent for between €350 on the outskirts and €550 in the centre.
  • Two-room (2 camere, a living room and a bedroom): €599 according to Storia, at the same level as a year earlier, and €580 according to Imobiliare.ro in September 2026.
  • Three-room (3 camere): €749 according to Storia, up 3% over one year, and €750 according to Imobiliare.ro. In sought-after residential neighbourhoods, large apartments go up to €1,200.

The market stayed stable in 2026: in June, Storia recorded rents close to those of 2025 in most large cities, with a slight monthly increase in Cluj-Napoca, while demand remained strong.

New or old

New-builds cost more. According to Imobiliare.ro, a two-room apartment in a building completed in the last five years rented for an average of €700 per month in Cluj-Napoca at the end of 2025, or 53% of the county's average net salary, estimated at around €1,316. Older buildings are cheaper but call for a careful viewing: insulation, heating, condition of the common areas.

Charges

Water, heating and upkeep of the common areas are often billed separately. Generally expect €50 to €150 per month depending on the season and the type of heating. Ask at the viewing for the amount of the latest winter bills.

Which neighbourhood for which profile?

Centru: everything on foot

The historic centre concentrates shops, restaurants and cultural life. It is the choice of those who want to do without a car, with rents around €750 on average for an apartment according to Imobiliare.ro.

Gruia, Andrei Mureșanu, Borhanci: residential and sought-after

Andrei Mureșanu is an upmarket residential neighbourhood, with villas and quality buildings. Along with Gruia and Borhanci, these are the most expensive areas for a recent two-room apartment: about €750 in Andrei Mureșanu and €724 in Borhanci at the end of 2025, and more in Gruia.

Gheorgheni and Mărăști: the good compromise

Gheorgheni, well served and close to the Iulius shopping centre, is one of the most affordable areas for a recent home (€550 for a two-room apartment at the end of 2025). Mărăști, with its large parks, offers moderate rents and good public transport.

Zorilor: quiet and green

South of the centre, near the Botanical Garden, Zorilor suits those looking for quiet without going far. A family three-room apartment there generally goes for between €800 and €1,000 per month, as in Andrei Mureșanu.

Mănăștur and Dâmbul Rotund: the most affordable

Around €500 for an apartment in September 2026. Mănăștur, a large working-class neighbourhood in the west, offers a lot of housing and good bus service.

Bună Ziua and Europa: recent, but by car

These developing neighbourhoods offer modern apartments, but a car is often necessary: check your commute at rush hour before committing.

Signing a lease in Cluj: how to proceed

  1. Set your all-in budget: rent, charges, and the sum to pay on move-in.
  2. Prepare your application: ID or passport, proof of income (employment contract, bank statements) and, if possible, a letter from your employer or a previous landlord.
  3. View in person or have someone you trust view, and check that the person renting is the owner or is authorised by them.
  4. Read the contract (contract de închiriere): it is written in Romanian and must state the rent, charges, duration, security deposit and conditions for termination. Have it translated if needed.
  5. Pay the deposit and the first rent against a receipt or by traceable bank transfer: the deposit generally equals one or two months' rent, so plan for two to three months in total on move-in.
  6. Do an inventory with photos and meter readings.

Rent in euros, payment in lei

The portals show rents in euros. If your lease provides for payment in lei at the daily rate, your rent varies with the exchange rate: the euro reached a record of 5.3447 lei at the National Bank of Romania rate on 2 October 2026. Have the currency and the rate used specified in the contract.

When to search

Demand climbs from summer, before the university year starts, and good homes go quickly. Start four to eight weeks before you arrive, and be ready to decide quickly after a viewing.

Preparing your rental from abroad

If you are organising your move from France, it is hard to view, compare neighbourhoods and review a lease in Romanian within the timeframe of such a fast market. A Remoters home finder based in Cluj-Napoca can search for you according to your workplace and budget, view apartments, put together your application and review the lease before you sign.
