The six neighborhoods to search for an apartment in Casablanca, the rents to expect, the application, the lease and the pitfalls of fake listings.

To rent an apartment in Casablanca, six areas come up in most searches: Maârif, Gauthier, Racine, Californie, Aïn Diab and the Corniche, and, for tight budgets, Oulfa and Hay Hassani. The choice depends on your budget, your workplace and the nearest tram line.
The market is the most active in the country. According to the proptech AgenZ, cited by LesEco in September 2026, Casablanca alone accounts for about two thirds of the rental demand observed on its platform. Rents range from about 2,500 MAD per month for a studio on the outskirts to more than 25,000 MAD for a large upmarket apartment.
A lively neighborhood close to the center, Maârif attracts young professionals and families. Demand is strong there and rents range from mid-range to high. A three-room apartment generally rents there for between 8,000 and 12,000 MAD per month.
Residential and central, Gauthier is very popular with executives and expats. Its rents are among the highest in the city.
Quality residences and high-end shops: Racine targets a well-off clientele, with high rents.
A calm residential neighborhood with green spaces, Californie suits families looking for space. Rents there are high.
Ocean views, cafés and restaurants: Aïn Diab appeals to those who want to live near the beach. Tram line T2 links Sidi Bernoussi to Aïn Diab Plage.
More out of the way, these neighborhoods offer moderate rents. Check the actual travel time to your workplace before signing.
Other areas are worth a look: Anfa Supérieur, with recent buildings near the Corniche, Sidi Maârouf, a business district popular with service-sector professionals, and Casa Anfa, a new urban hub with upmarket apartments.

The amounts below are monthly ranges excluding utilities and fees. They vary depending on the condition of the property, the floor and the presence of a caretaker or parking.
At move-in, plan for up to three or four months' rent. Furnished costs more than unfurnished, but saves you from equipping the home, which matters for a stay of a few years.
According to AgenZ, nearly eight searches in ten are for apartments, and most target rents below 10,000 MAD per month. The 5,000 to 10,000 MAD band accounts for 44% of searches, ahead of the 2,000 to 5,000 MAD band with 33%. Casablanca follows this profile. It is in these budgets that competition between applicants is fiercest: a well-located, fairly priced property goes fast, while an overpriced home can stay vacant for a long time.
Demand is growing faster than supply. According to the annual review of the Mubawab portal, presented in January 2026 and reported by TelQuel, long-term rental searches rose by 9.24% in 2025, while the supply of listings fell by 3.12%.
Furnished is gaining ground. AgenZ notes that nearly half of the new residential listings analyzed are for furnished homes. This trend answers a demand for flexibility, but it reduces the stock available for long-term rental in the central neighborhoods.
The cost of housing also weighs on young people. A survey of 600 people aged 16 to 35 in Casablanca, Marrakech and Tangier, published in July 2026 by the Austrian Federal Office for Immigration and Asylum and relayed by Bladi.net, shows that in Casablanca 67% of the young people surveyed pay their housing expenses without particular difficulty, 20% only just manage and 11% report great difficulty.
In January 2026, LesEco reported that the Ministry of Territorial Planning had launched a study on a stock of "intermediate rental housing" for middle-income households, with rents 20% below market prices and a possibility of rent-to-own. The results of the study were expected at the end of March 2026: nothing changes for now for a tenant in the private stock.
Owners generally ask for ID (national card or valid passport) and proof of income: payslips, employment contract or employer's certificate. Some require a bank guarantee or a guarantor. Gather these documents before starting viewings.
Law 67-12 governs residential leases in Morocco. Insist on a written contract that specifies the identity of the parties, the description of the home, the rent, the security deposit, the term and the conditions for rent revision. A verbal lease makes it very hard to prove what was agreed in the event of a dispute.
In January 2026, Finances News Hebdo described the most common modus operandi in the large Moroccan cities, Casablanca first among them: an attractive listing on Facebook or a marketplace, with photos of real properties used without permission and a competitive price. The contact quickly asks for an advance "to reserve" citing strong demand, as well as a copy of your ID, then disappears once the money is received.
