The six neighbourhoods for renting an apartment in Beijing, the rents to expect, the lease rules and the mandatory registration of your address on arrival.

To rent an apartment in Beijing, the choice of neighbourhood decides almost everything: the rent, the commute and daily life. The city is huge and divided into districts (qu) with very different profiles. Six come up in most foreigners' searches: Chaoyang, Dongcheng, Xicheng, Haidian, Shunyi and Fengtai. This guide presents them one by one, then gives the rent ranges, the lease rules and the mandatory procedures on arrival.
Two rules to know before you start. First, any foreigner staying somewhere other than a hotel must have their address registered with the police within 24 hours of arrival. Second, the lease is generally written in Chinese, and that version is the one that prevails. The rest can be prepared: budget, application, schedule.
Chaoyang is home to most of the embassies, the business district (CBD) and the lively Sanlitun area. It is the favourite district of expats, with international schools and a busy international life. Rents here are among the highest in the city. The right choice if you work in the east or in the CBD.
Around the Forbidden City, Dongcheng blends hutongs, those alleys of courtyard houses, with modern buildings. The setting is central and steeped in history, and rents are high in the most sought-after areas. Traditional houses have charm, but check the heating, insulation and bathrooms before committing.
Next to Dongcheng, Xicheng offers the same old Beijing atmosphere around Houhai Lake, with easy access to the rest of the city. It suits those who put neighbourhood life first and accept homes that are sometimes older.
In the north-west, Haidian is home to the major universities, including Peking University and Tsinghua University, and the Zhongguancun technology hub. The Wudaokou area is the usual landing spot for foreign students and young professionals. Rents are more affordable than in the centre.
On the north-eastern outskirts, Shunyi is popular with families and diplomatic staff for its villas, gated residences and international schools. The setting is quieter and greener, but a car or long commutes often become necessary.
In the south-west, Fengtai is residential and quieter, with lower rents than the centre and good metro access. An option to consider if your workplace is nearby.

Rents are counted in yuan (CNY) and vary fivefold depending on the address and the standard. The ranges below are those in our city sheet, based on 2024 data:
As for the trend, the market is calm. According to China Index Academy data reported by Yicai in September 2026, Beijing rents dipped very slightly in August (-0.03% month on month), while they were rising again in Shanghai and Shenzhen. In this context, negotiating on the rent or the furniture remains possible, especially for a one-year lease.
Electricity, water, gas and the residence's management fees (wuye fei) are generally paid by the tenant, on top of the rent. They are most often settled through a mobile app. Ask for an estimate of the charges before signing, especially for large apartments and residences with services.
This is the point that surprises people most. The deposit is one to three months' rent, and the rent is often paid quarterly, or even half-yearly, in advance. For an apartment at 10,000 CNY, you therefore need to have 40,000 CNY or more on the day of signing (one month's deposit and one quarter in advance). If your employer reimburses all or part of the rent, ask the landlord whether they can provide the official invoice (fapiao): without it, reimbursement is often impossible.
Housing rental in China is governed by a national regulation of the State Council, published in July 2025 and in force since 15 September 2025. Several of its rules directly protect the tenant:
Ask for a bilingual version, Chinese and English: only the Chinese version has legal value, so have it reviewed by a trusted Chinese speaker. Check that it states the rent and the payment schedule, the deposit and the conditions for its return, the split of maintenance, the charges and the conditions for termination. Leases are most often signed for six or twelve months, with a renewal option.
The vast majority of listings, exchanges with landlords and contracts are in Mandarin. English listings exist, notably in foreign community groups, but they represent only part of the supply. A few principles to move fast:
This is an obligation under Chinese entry and exit law: a foreigner who lives somewhere other than a hotel, or the person hosting them, must have their place of residence registered with the local police within 24 hours of arrival. The form obtained is then used for the residence permit application, and the procedure has to be repeated each time you move.
It has been simpler since 21 September 2026: the National Immigration Administration has extended online registration nationwide, on its official website, on the "NIA 12367" app, on the WeChat mini-programme of the same name or on the Alipay mini-programme. Going to the police station is still possible, and online registration has the same value. The first registration must be done with the help of the person housing you, in practice the landlord: before paying anything, make sure they agree to handle it with you.
