In Nyon, the real estate agent and the home finder do not work for the same person. The agent, or the property management company (régie), is mandated by the owner: they put the property up for rent or sale, organise viewings, choose the applications and defend their client's interests. The home finder is mandated by you, the tenant or buyer: they search, sort, visit and check on your behalf.

In a market as tight as the Nyon region's, the difference matters. On 1 June 2026, the Nyon district had only 626 vacant homes, a rate of 1.24%, down from 1.37% in 2025, according to Statistique Vaud. The market is considered balanced from 1.5%, a threshold the canton has not reached since 1999.

The real estate agent and the régie: the owner's intermediary

In French-speaking Switzerland, a large share of rental homes is managed by régies, which handle on behalf of the owners the letting, the inspection report, rent collection and maintenance. For a sale, the owner most often entrusts the property to a broker. In both cases, these professionals are paid by the owner and look for the best tenant or the best price for them.

That does not stop them from giving you information, but they will only show you the properties they are in charge of. Dealing with a régie, your role is to submit a complete application, quickly, and to stand out from the other applicants.

The home finder: your representative

The home finder starts from your brief: budget, number of rooms, neighbourhood, commute to Geneva or Lausanne, move-in date. They monitor all the sources at once, régies, portals and private owners, filter the listings, visit in your place, prepare your application and submit it at the right time. Before signing, they review the lease or contract to point out the clauses to check.

Why get support in Nyon

Scarce supply

Of the district's 626 vacant homes on 1 June 2026, 231 were offered for sale only: 395 remained offered for rent or on both markets, out of a stock of more than 50,000 homes. Small homes are the scarcest: 58 one-room and 79 two-room homes were vacant across the whole district. At canton level, the vacancy rate stands at 0.87%, and the shortage persists.

Listings that go fast

Properties are often rented within days of being published on ImmoScout24, Homegate or SherlockHomes. You need to be able to reply and view within 24 to 48 hours. From France, or even from Geneva with a busy schedule, that is often where the search gets stuck.

An application under Swiss rules

A complete rental application includes an ID, the residence permit for a foreign national, the last three payslips or proof of income, and a recent extract from the debt enforcement register. The latter is ordered from the competent office and takes one to three working days. Its absence is one of the most frequent causes of rejection.

How to choose a professional well

Whether you use a régie, a broker or a home finder, a few checks avoid unpleasant surprises:

  • Ask who mandates them: the owner or you. That determines who they work for and who pays them.
  • Insist on a written mandate that specifies the mission, the duration, the services and the fees, and read it before signing.
  • Check the company: registered name, commercial register entry, real address.
  • Be wary of requests for money before any viewing, especially for a home nobody can show you.
  • Assess their local knowledge: neighbourhoods, travel times, level of rents and charges, the practices of local régies.

The neighbourhoods your contact should know

  • Vieille-Ville and Rive: the historic heart, near the castle and the lake. Often older homes, strong demand, among the highest rents.
  • Centre-ville: close to the SBB train station, shops and markets. Handy for reaching Geneva, less than 20 minutes by train, or Lausanne.
  • Les Plantaz and Perdtemps: quiet residential areas, recent buildings, popular with families, slightly more moderate rents.
  • Lakefront: views over Lake Geneva and the Alps, the highest rents in the town.
  • Gland, Prangins, Coppet: neighbouring municipalities in the district, reachable by train, with more affordable rents.

Buying in Nyon: what changes compared with renting

For a purchase, the logic is the same: the broker sells for the owner, the home finder searches for the buyer. They compare the asking price with recent sales in the area, check the condition of the property, the co-ownership rules and upcoming works, then prepare the signing at the notary's.

The rules for foreign buyers

The purchase of real estate by people abroad is regulated by the federal law known as the lex Koller. On 15 April 2026, the Federal Council put out for consultation a draft that tightens it: among other things, it provides for requiring authorisation for the purchase of a main residence by nationals of states that are members of neither the European Union nor EFTA, with an obligation to resell within two years if they leave, and for restricting the purchase of holiday homes. Have your situation, nationality, permit and use of the property checked by a notary before signing anything.

The reference rate and rents

Whether you rent or buy to let, keep an eye on the reference interest rate published by the Federal Office for Housing: it is the basis for rent adjustments in Switzerland. It has stood at 1.25% since 2 September 2025 and remained unchanged at the 1 September 2026 publication. The next publication is scheduled for 1 December 2026.

What to plan for a lease in Nyon

  • Net rent and charges: listings often show the net rent. Add flat-rate charges, generally CHF 150 to 300 per month.
  • Rent guarantee: the landlord can require up to three months' net rent, paid into a blocked account or covered by a guarantee company.
  • Termination: notice is generally three months before the term set in the lease. Also check the clauses on pets and subletting.
  • Inspection report: a report is drawn up when the keys are handed over. Keep a signed copy.
  • Arrival registration: you have 14 days after moving in to register with the Contrôle des habitants of the Ville de Nyon.

For households on modest or middle incomes, the Ville de Nyon also manages moderate-rent or affordable housing, subject to residency and income conditions.
