Why Angers is attracting more and more young people looking for a home

What life in Angers is like, from the mild weather to its large student population, what renting a flat costs in 2026 and where to live.

Angers, in the Loire Valley, is a city of around 159,000 people where most residents rent. INSEE counted 67.1% of main residences occupied by tenants in 2023, and young people are everywhere: pupils and students make up 19% of residents aged 15 to 64, and LocService.fr puts the student population of the wider urban area at just over 45,000. Rents are moderate for a city of this size: a studio lets for about 477 euros a month and a two-room flat (T2) for about 641 euros, charges included, according to LocService.fr's 2026 figures.

People come for their studies, for work or for a calmer pace than Paris or Nantes. The city had 95,737 jobs in 2023 for 65,122 working residents, so it draws workers from well beyond its boundaries. The flip side is competition for small flats, which peaks every summer before the academic year.

The weather in Angers, in figures

Angers has a mild oceanic climate. Météo-France's 1991 to 2020 averages for the Beaucouzé station, on the western edge of the city, give:

  • an average annual temperature of 12.6°C, from 6°C in January to about 20°C in July and August;
  • average summer highs of almost 26°C, with around 56 days a year above 25°C and 14 above 30°C;
  • about 1,845 hours of sunshine a year, with more than 220 hours a month from June to August;
  • 709 mm of rain a year, falling on about 111 days, spread fairly evenly with a wetter season from October to January;
  • around 32 nights of frost a year, but only about 2 days when the temperature stays below freezing.

In practice, winters are grey and damp rather than cold, and summers are warm and often dry. When you view a flat, ask about insulation and heating in winter, and about how hot top-floor flats get in July.

A student city

The Université d'Angers has campuses in Belle-Beille and Saint-Serge, and students shape the rental market more than in most cities of this size. LocService.fr found that 60% of people searching for a flat in Angers were students, that studios and T1 flats accounted for half of all searches, and that 41% of students wanted a furnished flat, against 31% of all applicants. Most applicants are local: 61% already lived in the Pays de la Loire region, and 26% in Angers itself.

The city's housing stock fits that demand: 36% of main residences have one or two rooms. Even so, the best-placed studios go fast between July and September.

What renting costs in Angers

LocService.fr's 2026 study puts the average rent at 601 euros a month, charges included, for an average of 35.7 m², or 16.85 euros per m². That is 1.81% lower than a year earlier, and Angers remains the second most expensive city in the Pays de la Loire after Nantes. Average rents by type of home:

  • room in a private home: 382 euros for 14 m²
  • studio (one room): 477 euros for 23 m²
  • T2 (one bedroom): 641 euros for 40 m²
  • T3 (two bedrooms): 891 euros for 64 m²
  • T4 (three bedrooms): 1,230 euros for 86 m²

The market is tight but easing slightly. Angers ranks as the 12th tightest large city in France in the study, with a tension score down from 8.14 to 5.67 in a year. The average budget declared by applicants was 666 euros a month.

Where to live

  • Centre-ville: the historic heart around Place du Ralliement, the castle and the cathedral, with shops, restaurants and the best transport links. Rents are the highest in the city.
  • La Doutre: the medieval quarter on the other bank of the Maine, facing the castle, popular with young professionals and families. Rents are close to those of the centre.
  • Belle-Beille: the main student district, next to a university campus and served by tram, with plenty of studios and more affordable rents.
  • Saint-Serge: lively and well connected, with higher education buildings, a good fit for students and young professionals.
  • La Madeleine: quieter and residential, south of the centre, liked by families.
  • La Roseraie, Monplaisir and the Hauts de Saint-Aubin: more space for less money, with green areas and local shops, well suited to families or tighter budgets.

How to secure a flat

  • Start early: expect 4 to 8 weeks of active searching, and 6 to 12 weeks from first search to moving in. For a September move, begin two to three months ahead.
  • Prepare your application before the first viewing: ID, proof of income or student grant, and your guarantor's documents. Landlords usually expect a net income of at least three times the rent.
  • Line up a guarantor: in the LocService.fr study, 80% of applicants relied on a family guarantor and 9% on Visale, the state-backed guarantee offered by Action Logement.
  • Know the deposit rules: it cannot exceed one month's rent excluding charges for an unfurnished flat, or two months for a furnished one.
  • Take out home insurance: it is compulsory for tenants in France.
