Price per m² by area, market trend and exchange rules: what to know before buying a property in Casablanca from abroad.

Investing in real estate in Casablanca requires a budget that varies widely by area. According to the first price barometer from the Moroccan platform Agenz, published in September 2026 and relayed by LesEco.ma, an apartment there sells for an average of 12,912 dirhams (DH) per square metre, for an average price of 1,580,000 DH. But the gap runs from 6,326 DH/m² in Hay Arrahma to 33,380 DH/m² at the Marina, a ratio of one to five.
The market is stable. According to the official real estate asset price index from Bank Al-Maghrib and the National Agency for Land Conservation (ANCFCC), prices rose by 0.5% in Casablanca between the first and second quarters of 2026, and by 0.7% for residential properties alone.
Before buying, here are the prices by area, market trends, the rules that protect a foreign buyer and the pitfalls to avoid.

The Agenz barometer sorts Casablanca's areas into three groups. Its figures are based on the platform's transactions and appraisals and on more than 10,000 listings: LesEco.ma points out that they reflect Agenz's activity, not the whole market. They remain a good benchmark for placing a property.
Maârif, Gauthier and Bourgogne sit between 13,000 and 18,000 DH/m². Maârif, central and well equipped, comes in at 15,556 DH/m², or 1,950,000 DH for an average apartment. These areas attract steady rental demand from young professionals and families.
In Hay Hassani, Sidi Moumen or Aïn Sebaâ, the square metre stays under 10,000 DH. Sidi Moumen is at 7,570 DH/m² (615,060 DH on average), Hay Albaraka at 7,110 DH/m², Anassi at 6,796 DH/m² and Hay Arrahma at 6,326 DH/m², where an average apartment costs 390,000 DH.
A villa costs an average of 9,780,000 DH in Casablanca, or 16,681 DH/m². Aïn Diab leads (24,743 DH/m², 23,600,000 DH on average), ahead of Les Princesses (24,289 DH/m², 12,010,000 DH) and Anfa Supérieur (22,477 DH/m², 15,680,000 DH). At the other end, Polo comes in at 11,700 DH/m² (8,550,000 DH), Nassim II at 13,580 DH/m² and Oulfa at 14,440 DH/m² (4,340,000 DH).
The real estate asset price index (IPAI) is calculated by Bank Al-Maghrib and the ANCFCC using the repeat-sales method: it only includes properties sold at least twice over the period, which allows like-for-like comparison. In the second quarter of 2026, in Casablanca:
Nationally, the index is up 0.7% over a year, with residential up 1% and apartments up 1.1%, while prices of houses and villas fall slightly. For a buyer, this means a market with no frenzy: compare the asking price with the neighbourhood benchmarks before making an offer.
Casablanca is the most expensive city in Morocco for renting. According to our city page, a furnished studio in a central neighbourhood rents for between 4,000 and 7,000 DH a month, a three-room apartment in Maârif, Gauthier or Racine for between 8,000 and 15,000 DH, and a large high-end apartment for 15,000 to 25,000 DH. Set these rents against the purchase price, the co-ownership charges (syndic), taxes and possible vacancy before concluding that a property is profitable. An established neighbourhood like Maârif, more liquid at resale, is often a safer compromise than a prime neighbourhood with a high entry price.
This is the most important point for a foreign buyer. Article 171 of the 2026 General Instruction on Foreign Exchange Operations guarantees the transfer of income from an investment and of the proceeds of its resale, capital gain included, provided the purchase was financed in foreign currency, reports Bladi.net. Bring the funds in from abroad by bank transfer and keep a record. Foreigners, resident or not, can open a foreign-currency or convertible dirham account for this. A purchase paid from an ordinary dirham account loses the guarantee of free transfer: the resale money then stays in Morocco.
If you sign a deed outside Morocco for a property in Casablanca, the tax authority now requires a registration certificate for any formality with the land registry, according to Hespress. The deadlines in the General Tax Code apply even when the procedures are carried out abroad, and crediting duties already paid in another country is not automatic: you have to request it, with supporting documents.
Comparing properties in neighbourhoods as different as Maârif, Aïn Diab or Sidi Moumen, viewing them, checking the title and tracking transfers from abroad takes time in Casablanca. A Remoters home finder based in the city can target neighbourhoods according to your project, view properties for you, check the documents and support you through to signing.
