Renting directly from a private landlord in Lyon: the fees you avoid, rents, rent caps, the application to prepare and the traps to avoid.

Renting an apartment in Lyon without an agency means signing directly with the landlord, and so paying no agency fees. The saving is real: in a high-demand area like Lyon, an agency can charge the tenant up to €10.09 per m² for the viewing, the application and drawing up the lease, plus €3.03 per m² for the inspection report, under the ceilings in force since 1 January 2026 as set out by the Institut national de la consommation. For a 40 m² two-room flat, that is up to about €525 saved.
In return, you do the agency's work yourself: finding private listings, viewing, checking the rent and the lease, doing the inspection report. And the Lyon market is competitive: small flats go quickly, especially between June and September, as the university year approaches.
Here is what you need to know to rent without an intermediary in Lyon: the rents to aim for, the rent cap that also applies to private landlords, the application to prepare and the traps to avoid.
According to the Observatoire local des loyers de l'agglomération lyonnaise, the median rent for new leases reached €14.50 per m² excluding charges in Lyon and Villeurbanne in 2024, the highest level in the urban area. Listings generally show a little more, around €16.5 to €17 per m². The monthly ranges excluding charges usually seen are as follows:
A furnished home generally costs 10 to 20% more than an unfurnished one. The 7th, 8th and 9th arrondissements, as well as Villeurbanne, offer more affordable rents than the centre.

Since November 2021, Lyon and Villeurbanne have applied rent control. It covers any residential lease, unfurnished or furnished, or mobility lease, signed or renewed since that date, whether or not the landlord uses an agency. The base rent excluding charges must not exceed the increased reference rent, which depends on the neighbourhood, the number of rooms, the period of construction and whether the home is unfurnished or furnished. The values in force from November 2025 to October 2026 can be checked on the Métropole de Lyon simulator.
This check matters particularly when renting from a private landlord, who sometimes does not know the rule well. According to the Métropole de Lyon, the share of non-compliant listings in Lyon and Villeurbanne fell from 36% in 2022 to 24% in 2025. State services investigated more than 496 reports, and 321 situations were put right, with €2,400 refunded on average per tenant.
If the increased reference rent is missing, you have one month from the date the lease takes effect to formally notify the landlord to state it, by registered letter. If the rent exceeds the ceiling, you can ask for a reduction and a refund of the overpayment, refer the matter to the departmental conciliation commission and then to a judge, or report the case to the prefecture. The landlord faces an administrative fine of €5,000 if they are an individual.
Listings between private individuals can be found on the major general and property listing sites, where a filter often lets you exclude professionals, but also through word of mouth, company or school groups and notices in neighbourhood shops. Set up alerts, check them several times a day and reply quickly, with an application already prepared.
A private landlord is subject to the same rules as an agency. The list of supporting documents they can ask for is set by decree, and Service-Public.fr sets it out in detail:
A landlord who demands an unauthorised document faces a fine of up to €3,000. The public service DossierFacile lets you build a verified digital application to send to landlords.
With no agency fees, you still have to pay the first month's rent, the security deposit and the compulsory home insurance. For a studio rented directly from a private landlord, plan on roughly €1,100 to €1,500 at signing.
