You have been admitted to Sapienza and are looking for housing near the university: you can choose between a room in a shared flat, a studio, or a place in a public university residence run by Lazio DiSCo, the regional body for the right to education. A room in a shared flat is the most common solution: according to the Immobiliare.it Insights survey published in August 2026, a single room rents for an average of 615 euros per month in Rome, up 7% in a year.

Living right next to the campus comes at a price. The Nomentano district, which our city page describes as the university district of Sapienza, has mid-range rents: a two-room apartment there generally rents for between 1,000 and 1,400 euros per month. Working-class, well-served areas such as Tiburtina, San Giovanni or Pigneto are cheaper, with small homes from around 700 euros.

Here is what each option costs, how the DiSCo residences work and what precautions to take before signing a lease.

Room, studio or residence: what each option costs

A room in a shared flat

Rome is the third most expensive city in Italy for renting a room, behind Milan (704 euros) and Florence (627 euros). Unlike the national trend, prices there keep rising even as demand falls: the number of requests for single rooms dropped by 33.4% in a year according to the same survey, a sign that many students are giving up or looking further out.

The gaps between neighbourhoods are large. The historic centre is the most expensive, with a room at 733 euros a month on average. Next come Parioli and Flaminio (730 euros), then Corso Francia, Vigna Clara, Fleming and Ponte Milvio (724 euros). Testaccio and Trastevere, long at the top, have come down to 679 euros. The cheapest area in the survey, Casal Lumbroso, Massimina and Ponte Galeria, stays at 447 euros, but it is far from La Sapienza.

A studio or small apartment

According to the idealista portal's index, the average rent in Rome reaches 19.2 euros per square metre in the third quarter of 2026, up 1.9% on the quarter. It is the fourth most expensive city in Italy for renting, behind Milan, Florence and Venice. For a 35 square metre studio, that gives a rough figure of around 670 euros a month excluding charges, more in central neighbourhoods.

Our city page gives ranges by area: from 700 euros for a studio or T1 on the outskirts (Pigneto, Tiburtina, Ostiense), between 1,000 and 1,400 euros for a T2 in a mid-range neighbourhood such as Nomentano or Flaminio, and between 1,200 and 2,000 euros for a T2 or T3 in Prati, Trastevere or Monti. Sharing a Nomentano T2 between two, each person's share falls to between 500 and 700 euros, close to the price of a room.

Which neighbourhood to aim for around La Sapienza

  • Nomentano: the university district, well served by transport, with mid-range rents. It is the most practical choice if you want to walk to class or get there in a few stops.
  • Tiburtina and San Giovanni: working-class neighbourhoods well connected to the rest of the city, among the cheapest in Rome according to our city page.
  • Pigneto: in the middle of transformation, with a young, creative feel and affordable rents.
  • Monti: between the Colosseum and Termini station, central and lively, but among the highest rents in the city.

Before signing, check the real journey to your faculty, on foot or by public transport: Rome's metro has only two main lines, and a cheap neighbourhood can quickly cost you an hour of travel a day.

Lazio DiSCo university residences

Lazio DiSCo allocates residence places to so-called fuori sede students, who do not live near their place of study and are enrolled at a university in Lazio. You do not apply directly to a residence: the request is made as part of the bando for the right to education. For the 2026-2027 year, it was put online on 10 June 2026 and the first application phase closed at noon on 22 July 2026. University enrolment could be completed later, until 10 February 2027.

The results distinguish two situations. The winner (vincitore) receives the allocated residence in their personal area and must accept it within the deadline, or lose the benefit. A student who is only eligible (idoneo) is not yet entitled to a bed: they wait for reallocations of freed places, which generally take place every two weeks. If they ticked the option in their application, they can also be contacted by a partner residence offering a bed at a reduced rate. Rome has a dozen DiSCo residences, and the body says it takes proximity to the university into account for transfers.

If you are aiming for the following year, watch for the publication of the new bando (the 2026-2027 one came out in June) and plan a fallback in the private sector: being eligible does not guarantee a place.

Steps and precautions before signing

  • Get your codice fiscale before you start looking: this tax number is essential to sign and register a lease. You can request it from an Italian consulate or from the Agenzia delle Entrate.
  • Prepare your application: ID, codice fiscale, proof of enrolment and proof of resources (grant, bank statements or guarantor).
  • Plan for the security deposit: two to three months' rent in general, payable at signing.
  • Check that the lease is registered with the Agenzia delle Entrate, and ask what the charges (spese condominiali) cover, as they are rarely included in the advertised rent.
  • Beware of tourist rentals presented as student rentals: their prices are well above the residential market.
  • Pay nothing before you have viewed the place, in person or by video, and do a written inventory with photos on move-in.
