Renting an apartment in Strasbourg without an agency means dealing directly with the landlord: no agency fees to pay, a single point of contact, and often a faster reply. It is a real saving in a city where the average rent reaches 713 euros including charges for 38 m², according to figures from LocService, a platform for rentals between private individuals, reported by Pokaa in April 2026. In return, it is up to you to sort through the listings, check the property and review the lease.

The market is tight. Strasbourg is classed as a high-demand zone, 71% of its residents are tenants and the urban area has around 67,000 students, who mostly target small units. Studios and T1s alone account for 55% of searches on LocService. You therefore need to be ready, quick and methodical.

How much you save without an agency

When a property is let through an agency, part of the fees may be charged to the tenant. In Strasbourg, a high-demand zone, this share is capped at 10.09 euros per square metre of living area for the viewing, the application and the lease, plus 3.03 euros per square metre for the move-in condition report. For a 45 m² T2, that is up to about 590 euros. Between private individuals, you pay none of this.

The rest of the upfront budget does not change: the first month's rent, the security deposit and home insurance, which is mandatory from the handover of the keys. For an unfurnished property, the deposit cannot exceed one month's rent excluding charges; for a furnished one, two months. It must be written into the lease.

The rents to know before you search

According to LocService (April 2026), average rents including charges in Strasbourg are as follows:

  • Room in a host's home: 425 euros for 14 m²; in a shared flat, 466 euros.
  • Studio: 582 euros for 24 m².
  • T2: 797 euros for 45 m².
  • T3: 984 euros for 65 m².
  • T4: 1,191 euros for 93 m².

Rents rose 4% in one year. The rent map published by ANIL and the Housing Ministry in December 2025 gives a similar order of magnitude for listings: around 15.6 euros per square metre including charges for an apartment, 18.2 euros for a one- or two-room and 14.1 euros for three rooms or more. These benchmarks help you spot a listing that is too expensive, and above all one that is abnormally cheap.

Where to find listings from private landlords

Landlords' listings are found on platforms specialising in rentals between private individuals, such as LocService, and on the big general listing sites, where a filter lets you exclude agency offers. Set up alerts on your criteria (neighbourhood, floor area, budget) and check new listings every day: in Strasbourg, well-located studios often go within a few days, especially at the September start of term.

To aim accurately, target neighbourhoods according to your budget. The Grande Île, Petite France and Krutenau are the most expensive. The Esplanade, near the campus, has many furnished studios and T1s. Neudorf, a large neighbourhood south of the centre well served by the tram, offers more choice. Hautepierre, Cronenbourg and Montagne Verte are the most affordable areas.

An application ready before the first viewing

Without an agency, the landlord makes the choice, often from many applicants. A complete, well-presented application makes the difference:

  • an ID document;
  • your last three payslips, or proof of income or of a grant;
  • your latest tax assessment;
  • your guarantor's documents, or a Visale guarantee from Action Logement, free for eligible applicants.

Many landlords ask for income of at least three times the rent including charges; failing that, a guarantor is almost always required. Prepare everything in a single PDF file, ready to send as soon as the viewing ends.

Spotting a fake listing

Listings between private individuals also attract scammers. Be wary if you see:

  • a rent well below prices in the area for a central, renovated property;
  • a landlord "abroad" who cannot arrange viewings;
  • a request for a bank transfer, a money order or a prepaid card before the viewing or signing, to "reserve" the property;
  • vague photos, an imprecise address, a contact who refuses to show themselves.

A simple rule: you pay nothing before you have viewed the property, in person or through someone you trust, and checked that the person you are dealing with is the owner or has been authorised by them.

Signing a lease between private individuals safely

A lease signed directly with the landlord follows the same rules as an agency lease. It must be in writing and include the mandatory details: identity of the parties, description and floor area of the property, amount of rent and charges, security deposit, duration. An unfurnished property is let for at least three years by a private landlord, a furnished one for one year, or nine months for a student.

  • Condition report: do it together, room by room, at move-in, with dated photos. Between private individuals, it costs you nothing.
  • Security deposit: a maximum of one month's rent excluding charges for an unfurnished property, two months for a furnished one.
  • Notice: as Strasbourg is in a high-demand zone, you can leave an unfurnished property with one month's notice, provided you state this in your notice letter. For a furnished property, notice is always one month.
  • Rent: check the amount against the benchmarks above, and ask for the amount of the charges and how they are settled.

No agency, but not alone

Searching without an agency takes time: sorting listings, viewing quickly, weeding out scams, reviewing the lease. If you are preparing your arrival from another city, that is hard to keep up. A Remoters home finder based in Strasbourg works for you, not for the landlord: they search according to your criteria, view properties in your place, put together your application and review the lease before signing.
