What a room in a shared house costs in Cork in 2026, where to search, the difference between house shares and digs, and precautions before paying.

A room in a shared house in Cork costs on average between €670 and €970 per month, depending on whether it is a single or double room, in a house or an apartment, with or without an en suite. These are the rents advertised on Daft.ie in the second quarter of 2026. That is significantly less than a studio, which was advertised at €1,222 on average, and it is the most common option among University College Cork (UCC) students and young professionals alike.
The market remains tight. Room rents rose by 8.2% over a year in the four big cities outside Dublin, and on 1 August 2026, Daft.ie listed only 293 rooms to rent across those four cities combined, a third fewer than a year earlier. Here are the prices by type of room, the areas to search in, the rules to know and how to avoid being caught out.

The Daft.ie rental report, published in August 2026, details the average rents advertised in Cork city in the second quarter of 2026:
These figures are advertised rents. Always ask whether bills (electricity, heating, internet) are included or shared on top.
If you are searching as a group, renting a whole home can work out cheaper. Daft.ie gave €2,168 for a two-bedroom apartment and €2,511 for a three-bedroom house. For two people, each share therefore comes to around €1,080, and for three people in a house, around €840, excluding bills. Market rents in Cork rose by 12% over a year in the second quarter, according to the Irish Examiner: draw up a budget that allows for this pressure.
The Residential Tenancies Board (RTB) index, based on leases actually registered, shows the differences between areas of the city for a whole home in the first quarter of 2026:
UCC's accommodation service recommends Daft.ie, its own search engine UCC StudentPad, reserved for the university's students, and the housing-search Facebook page run by the students' union. It advises starting early and allowing several months for the search: supply increases in April and May, listings go fast, and you need to be able to get to Cork quickly to view.
When you rent a room or a home from a landlord who does not live there, you are a tenant and protected by the residential tenancies law. For leases signed since 1 March 2026, the RTB states that rent can only rise once a year, by 2% at most, or by the rate of inflation if it is lower. After six months of occupation without a valid notice of termination, you enter a lease cycle of at least six years. The deposit, for its part, cannot exceed one month's rent.
In a house share, check who signs the lease: each person separately with the landlord, or a single housemate who sublets. Put the split of the rent, bills and deposit in writing.
In Cork, many students live in a room in the home of a landlord who lives on site. UCC points out that this is not a tenancy but a simple licence to occupy: the usual tenant rights do not apply, and these homes are generally not registered with the RTB. Before committing, ask for a written agreement signed by both parties, setting the notice period, protecting you against a rent increase for a reasonable period, ideally a year, and spelling out the house rules: a 5- or 7-day rental, meals and bills included or not, access to the kitchen and laundry, visitors, hours.
Landlords receive many enquiries for each listing. Prepare ID, proof of income or funding (employment contract, grant, bank statements) and, if possible, a reference from a former landlord or an employer. A short introduction of yourself helps you stand out.
If you cannot travel to Cork for every listing, a Remoters home finder based locally can search for a room or a home to share according to your budget, visit for you, check the contract and help you put together your application. The first conversation and the quote are free.
