Nyon has no university, but many students look for housing there: the town sits on the line between Geneva and Lausanne, on the shores of Lake Geneva, and lets you reach the University of Geneva as well as UNIL or EPFL. You have three options: a room in a flatshare, a studio, or a place in a student residence in one of the two large neighbouring cities.

The market is tight, but a little less so than elsewhere around Lake Geneva. On 1 June 2026, the Nyon district had 1.24% vacant housing according to Statistique Vaud, compared with 0.87% for the canton as a whole and 0.31% in the canton of Geneva, the second-lowest rate in Switzerland according to the Federal Statistical Office. Rents, on the other hand, remain high: CHF 992 per month on average for a one-room home in Nyon, and CHF 1,358 for two rooms.

This guide compares the options, gives benchmark rents and details the application that letting agencies ask for in Switzerland.

Flatshare, studio or residence: which to choose?

Flatshares: the cheapest option

Sharing a large apartment remains the simplest way to bring the bill down. In Nyon, the average rent for a three-room apartment reaches CHF 1,675 per month and for a four-room apartment CHF 1,976, according to Statistique Vaud (occupied homes, 2020-2024 average, net rent excluding charges). With two people in a three-room apartment, each person's share comes to around CHF 840, and with three people in a four-room apartment, around CHF 660, before charges.

Before viewing, check with the letting agency that flatsharing is accepted and who will sign the lease.

The studio or the two-room apartment

A one-room home rents for CHF 992 per month on average in Nyon, and a two-room apartment for CHF 1,358. These are averages across all current leases, older ones included. Recent leases are more expensive: across the canton, a one-room home rented for less than two years costs CHF 958 on average, compared with CHF 896 for all leases, and a two-room apartment CHF 1,334, compared with CHF 1,198. So expect advertised rents above the Nyon averages.

Small homes are rare. Of the 626 vacant homes recorded in the district on 1 June 2026, only 58 had one room and 79 had two rooms, and 231 were offered for sale only.

The student residence

Residences are in Geneva and Lausanne, not in Nyon. UNIL, for example, does not yet have a residence on its campus and works with the Fondation Maisons pour Étudiants Lausanne (FMEL), which houses more than 2,500 students, mostly in the Lausanne area. Registration windows for some residences last only one to five days: don't wait for your admission to register.

Nyon, Geneva or Lausanne: where to live?

The choice depends first on where you study and on how much commuting time you are willing to trade for a lower price.

You study in Geneva

Geneva is the tightest market in French-speaking Switzerland, with 0.31% vacant housing on 1 June 2026. A studio generally rents there from CHF 1,200 per month. Living in Nyon can widen your options, with a vacancy rate four times higher than in the neighbouring canton, at the cost of a daily train commute.

You study in Lausanne

UNIL's housing service itself advises widening the search area, as prices can be more attractive outside the urban area. Nyon is one of the options, with a district a little less tight than Lausanne (0.71%) or the Ouest lausannois (0.67%).

You stay in Nyon

The vacancy rate in the Nyon district fell over one year, from 1.37% to 1.24%, but it remains among the highest in the canton. It is a medium-sized town: the supply of flatshare rooms is smaller than in Geneva or Lausanne. Combine property portals, letting agency sites and university classifieds.

Will rents go down?

Unlikely in the short term. The reference interest rate, which is used to set rents in Switzerland, has stayed at 1.25% since September 2025, and the Federal Housing Office confirmed this level on 1 September 2026: it entitles no one to a new increase or reduction. In Switzerland, the vacancy rate fell to 0.93% on 1 June 2026, down for the sixth year in a row.

The application and the procedures

Swiss letting agencies ask for a complete application, and applicants coming from abroad often have to provide additional guarantees. According to UNIL's housing service, plan for:

  • A copy of your passport or ID card, yours and that of the parent who signs the lease, as well as that of your guarantor if applicable.
  • A certificate from the Debt Enforcement Office, to request from your municipality of residence if you have lived in Switzerland for more than three months.
  • The last three payslips of the signing parent or the guarantor.
  • A certificate of enrolment and, if asked, the dated and signed commitment of a guarantor living in Switzerland.

Two other points to plan for:

  • The rent guarantee can be up to three months' rent. The first rent is paid after the lease is signed, before the keys are handed over.
  • Household and liability insurance is generally required before you move in.

Pitfalls to avoid

  • Applying without viewing: according to UNIL, agencies that rent unfurnished homes do not consider applications from people who haven't viewed. This route is therefore reserved for those already in Switzerland.
  • Paying before seeing the home or before signing a lease: refuse any request for an advance from someone you haven't met.
  • Worrying about silence: at the start of the academic year, advertisers receive many requests and reply first to applicants who can view. Follow up, and send out many applications.
  • Forgetting to sort out cancellation: agree in writing on the termination conditions before signing.

Once you have moved in, report your arrival to your municipality's residents' registration office.
