Studying in Andorra means, in practice, studying at the University of Andorra (UdA), whose campus is in the centre of Sant Julià de Lòria, in the south of the country. For housing, a flatshare is often the most realistic solution: the Principality has no student residence, studios are expensive and the apartments offered for rent are rather large.

The UdA's rector said so himself in February 2026, according to the daily Altaveu: to welcome more students from abroad, the university needs a residence, "especially given the price of housing in the country". In the meantime, each student searches the private rental market, like everyone else.

Here is what you need to know about rents, the parishes to look at, how to organise a flatshare and the rules that change from 2027.

A tight rental market, with no rent control

Renting is the norm in Andorra: 64.5% of resident households' homes were rented in 2024, according to the Statistics Department, cited by Bondia in February 2026. Prices are rising fast. For households settled for less than a year, the average rent reached €13 per m² in 2024, up 11.4% over a year, against €9.5 per m² for all tenants. It is therefore on new contracts, the ones you will sign, that the gap is largest.

The available supply is small. The specialist portal pisos.ad analysed 107 rental listings in the first quarter of 2026, according to Ràdio SER Principat d'Andorra, with an average floor area of 109 m². The apartments on offer are often three rooms or more, which lends itself well to flat-sharing.

The rents to expect

The benchmarks from the city page, excluding charges:

  • Studio or T1: from €850 per month on the outskirts, from €1,100 to €1,500 in Andorra la Vella and Escaldes-Engordany.
  • T2: from €900 to €1,800 depending on the parish.
  • T3: from €1,300 to €2,500.

Expect about €120 per month in charges (electricity, water, heating), and possibly a parking space. Shared among three, a T3 therefore works out at about €430 to €830 per person in rent excluding charges, much less than a studio.

Where to search when you study at the UdA

The campus is in Sant Julià de Lòria, a parish on the Spanish border that the city page describes as family-oriented, with moderate rents. It is the most logical choice to limit travel. The other parishes, according to the page:

  • Andorra la Vella: the capital, with shops and services, but the highest rents (T2 from €1,300 to €1,800).
  • Escaldes-Engordany: adjoining the capital, urban setting, T2 from €1,200 to €1,500.
  • La Massana: residential, close to the slopes, T2 from €1,000 to €1,400.
  • Encamp: the most affordable parish, T2 from €900, but farther from Sant Julià de Lòria.
  • Ordino and Canillo: rural, limited supply.

The terrain and a public transport network that is still limited make journeys longer than you would imagine from the map: before choosing a cheaper parish, check the real travel time to the campus at class hours.

Organising a shared flat in Andorra

There is no public portal dedicated to student shared flats. In most cases, one or more flatmates sign the lease with the landlord. A few points are worth settling in writing before you commit:

  • Who signs the lease: if you are not a signatory, your rights against the landlord are limited. Ask to be named on the contract or, failing that, have a written agreement drawn up with the leaseholder.
  • The deposit: it is capped at two months' rent according to the city page. Note who paid it and how it will be returned if someone leaves.
  • Entry costs: in addition to the deposit and the first rent, expect about one month's rent in agency fees if the home goes through an agency.
  • The bank account: an account with an Andorran bank is in practice required to pay the rent. Open it as soon as possible.
  • The charges: specify how they are split, as they are often outside the rent.

The application to prepare

Plan for an ID, your UdA enrolment certificate, proof of resources (scholarship, income, family support) and, if possible, a guarantor. Foreign students also need a residence permit: the UdA rector has in fact asked, according to Altaveu, for it to be renewable more easily. Ask the university as soon as you are admitted.

The rules changing from 2027

For several years, rents on older contracts were frozen and extended by forced extensions. A new law comes into force on 1 January 2027 and sets up a gradual exit from this regime between 2027 and 2030, according to the Government of Andorra. It mainly concerns contracts signed in 2021 or before, not a contract you would sign today. The General Council also asked the Government in July 2026 to create, within six months, temporary aid for the tenants hit hardest by this thaw, reports La Ciutat. For you, the expected effect is indirect: more homes could come back onto the market, at higher rents.

Existing housing aid does not target newcomers: the rent allowance and the support programme for 22 to 30-year-olds moving out both require five years of residence in Andorra, according to the Government.
