As a student in Tangier, you have three ways to find housing: a place in a public university residence, a room in a shared flat in the private housing stock, or a studio for yourself. The university residence is the cheapest, but places are scarce and reserved as a priority for Moroccan students from other cities. For most students, and for almost all foreign students, the solution lies in the private housing stock, alone or with others.

In the private market, an unfurnished studio rents from 2,000 dirhams (MAD) per month in mid-range neighborhoods, and a furnished two-room apartment in a central neighborhood such as Iberia between 3,500 and 6,000 MAD. With two or three people, a well-located three-room apartment becomes affordable for a share well below that of a studio on your own.

The city is growing fast: according to the 2024 census, the prefecture of Tangier-Assilah has nearly 1.5 million inhabitants, up from 1.06 million in 2014. Housing demand follows, and good apartments go quickly. Here is how to choose between the three options, where to search and how to avoid the pitfalls.

The university residence: the cheapest, the most contested

Morocco's public university residences are managed by the Office national des œuvres universitaires sociales et culturelles (ONOUSC). In Tangier, the university residence is mixed and located in the Boukhalef neighborhood. Applications are made online on the ONOUSC housing platform: for the 2026-2027 year, they were open from 20 August to 25 September 2026. Keep this late-summer timeline in mind for the following year.

The number of beds remains far below demand, across the country. The Ministry of Higher Education estimates the national shortfall at more than 400,000 beds. At the end of 2025, it launched a call for expressions of interest to entrust private investors with the construction and management of new university residences on 24 public plots, including a plot of more than 18 hectares in Tangier-Assilah. These projects will take years: do not count on them for your start of term, and always plan a solution in the private housing stock.

The shared flat: the best compromise

According to the same ministry finding, the shortage of university residence places feeds a large shared-housing market, often informal. It is precisely this informal nature that calls for caution: a room rented without a contract does not protect you at all.

For a healthy shared flat, put in writing from the start:

  • who signs the lease, and whether each flatmate is named on it;
  • each person's share of the rent, building management fees, water, electricity and internet;
  • how the security deposit is split;
  • what happens if one of you leaves during the year.

If only one name is on the lease, the other flatmates are less protected: a written agreement between you becomes essential.

The studio on your own: independence has a price

A studio rents for between 2,000 and 3,500 MAD per month. Furnished homes cost more than unfurnished ones, but they save you from buying furniture for one or two years of study. Check whether building management fees are included: in guarded residences, they are often added to the rent.

Neighborhoods to look at

The right neighborhood depends first on your institution. Abdelmalek Essaâdi University, which covers the whole Northern region, has several institutions in Tangier, and private schools are scattered across the city. Pin down the exact address of your classes, then test the actual trip at rush hour before signing.

Iberia and the city center: everything on foot

Iberia is a central neighborhood with a European atmosphere, with cafés, shops and transport nearby. The city center offers a wide variety of homes at mid-range prices. Count on 3,000 to 7,000 MAD per month for an apartment in these areas, less if shared.

Val Fleuri, Bel Air and Mesnana: for small budgets

These mid-range neighborhoods offer the most accessible rents, from 2,500 to 5,000 MAD per month for an apartment, especially for unfurnished homes. They suit a shared flat well, provided you check the travel time to your campus.

Marshan: calm and on the heights

A residential and historic neighborhood, perched above the bay, Marshan is appreciated for its tranquility. Rents there range from 5,000 to 9,000 MAD per month: feasible in a shared flat, rarely on your own.

Malabata and California: expensive for a student

Malabata, modern and by the sea, and California, residential and family-oriented, are among the most expensive neighborhoods in the city. A furnished three-room apartment in Malabata rents for 6,000 to 10,000 MAD. They are justified only in a shared flat of three or more.

The medina and the Kasbah

The historic quarter offers unusual homes, often in old houses. The charm is real, but the condition of properties varies a great deal: visit carefully and check damp, water and electricity.

Application and lease

Owners generally ask for a copy of your ID or passport, a certificate of enrollment at your institution and proof of resources: bank statements, scholarship certificate or documents from a guarantor who commits on your behalf. Prepare them before you start viewings.

  • Insist on a written lease: law 67-12 requires a written contract for any residential rental. It must specify the term, the rent, the fees and the conditions for termination.
  • Watch the security deposit: it is capped at two months' rent. Beyond that, the request is not compliant.
  • Do a signed inventory at move-in, by you and by the owner. It is your protection for getting the deposit back when you leave.
  • Check who is renting: the landlord must be the owner or hold a mandate to rent the property.
  • Plan the sum to pay: the first rent, the deposit and, if you go through an agency, fees often equivalent to one month's rent.

Scams to avoid

Rental scams are multiplying in the large Moroccan cities, Tangier included. The most common scenario, described by Finances News Hebdo in January 2026, is always the same: an attractive listing posted on Facebook or in a group, with photos of real homes used without permission and a low price. The contact asks for an advance to "reserve" citing strong demand, asks for a copy of your ID card, then disappears once the money is received.

  • Never pay an advance before visiting the home, in person or through someone you trust.
  • Do not send a copy of your documents to a stranger met online before the viewing.
  • Compare the landlord's identity with the ownership documents or mandate presented.
  • Ask for a receipt for every payment, rent included.

The right timeline

  1. In spring: find out about the university residence conditions and prepare your documents.
  2. From late August to late September: submit your ONOUSC application on time if you are eligible.
  3. In parallel: start the search in the private housing stock without waiting for the answer, especially if you are aiming for Iberia or the city center.
  4. Before signing: viewing, landlord check, written lease and inventory.

Visit at different times to judge noise and brightness, and check the water pressure and the condition of the electrical installations, especially in older buildings.
