As a student in Geneva, you have three options: a room in a university residence, a room in a shared flat, or a studio rented on the private market. Residences are the cheapest but in very high demand, a studio quickly exceeds a student budget, and a shared flat remains the most common compromise. In every case, you need to start early.

The Geneva market is one of the tightest in Switzerland. On 1 June 2026, the canton had only 793 vacant homes, including 682 apartments, a vacancy rate of 0.31% according to the cantonal statistics office (OCSTAT). In other words, almost nothing is available, and every listing attracts many applicants. Here is how to choose your option, how much to plan for and how to build a solid application.

Residence, shared flat or studio: comparing the options

University housing

The University of Geneva's Housing Office (BLOG) manages nearly 800 furnished rooms and studios for students and doctoral candidates. They are reserved for people enrolled at UNIGE or IHEID (or on an exchange managed by the university), whose parents do not live in Greater Geneva, and whose income stays under a ceiling: for a student, a certificate stating less than CHF 2,500 per month is required. Applications for the autumn semester open on 1 April and close on 15 November; for the spring semester, from 1 December to 15 May.

The Cité universitaire de Genève, in Champel, is the other main address. Its director said in May 2026 that it receives about 2,000 applications a year and has to turn down more than one student in two. It is rebuilding one of its buildings to create 280 student homes, due to open in February 2028: nothing new, then, for the 2026 and 2027 intakes.

Shared flats

This is the most common option for students who do not get a place in a residence. To estimate a share, start from the rent of an apartment. According to OCSTAT, the average rent for a four-room apartment at market rent was CHF 1,639 per month in 2025, and CHF 2,006 for homes let to a new tenant in the last twelve months. Split three ways, such a home let on a recent lease comes to about CHF 670 per person per month (indicative calculation). Check the number of actual bedrooms in each listing: the way rooms are counted varies.

Rents keep rising: in May 2026, OCSTAT measured an annual increase of 1.3% for homes at market rent, and 7.9% when the tenant changes. A room that becomes free in an existing shared flat therefore often costs less than a new lease.

The studio

A studio or 1.5-room apartment generally rents for between CHF 1,200 and CHF 1,800 per month excluding charges, to which CHF 100 to CHF 300 in charges are added. It is a realistic option only with a comfortable grant or substantial family support.

Neighbourhoods to look at

Plainpalais: the student neighbourhood

A student and cultural neighbourhood, Plainpalais is home to some of the University of Geneva's buildings. Rents there are mid-range for Geneva, and you can get everywhere on foot or by bike.

Les Pâquis: central and more affordable

On the right bank, near Cornavin station, Les Pâquis is cosmopolitan and has some of the most affordable rents in the centre. A good choice for a shared flat.

Carouge: village atmosphere

With its Sardinian architecture and lively streets, Carouge is popular with students and close to Plainpalais. Demand is strong there and rents follow.

Champel and Les Eaux-Vives

Champel, residential and quiet, close to the University Hospitals (HUG), is home to the Cité universitaire. Les Eaux-Vives, near the lake, is highly sought after: rents there are high.

Vernier, Meyrin, Lancy and neighbouring France

These outlying municipalities offer more moderate rents and are served by Geneva public transport (TPG). Some students also settle in neighbouring France, where rents are noticeably lower, at the price of longer commutes and cross-border formalities to check depending on your status.

Application, guarantees and pitfalls to avoid

Geneva letting agencies and landlords ask for a complete application:

  • an ID and, once you have it, your residence permit;
  • a certificate of enrolment;
  • proof of resources: grant certificate, bank statements or a commitment from a guarantor;
  • a recent, clean extract from the Debt Enforcement Office, showing that you have no unpaid debts in Switzerland.

The rent deposit can reach three months' rent, paid into a blocked account in the tenant's name, in accordance with the Code of Obligations. Also plan for household liability insurance, often required by the landlord, and LAMal health insurance, which is mandatory for residents.

  • Pay nothing before viewing and checking that the person renting out is really the landlord or the letting agency. Listings that look too good, with payment requested remotely, are a warning sign.
  • In a shared flat, check who signs the lease and whether subletting is allowed by the agency.
  • Do a written inventory at move-in so you can get your deposit back when you leave.
  • Report your arrival to the Office cantonal de la population et des migrations (OCPM) within 14 days.

Other ways to find housing

The "1h par m2" programme, launched in 2016 with the support of the University of Geneva, lets you swap a room in an older person's home for a few hours of services. Le Temps described in June 2026 the rise of these shared homes between young people and seniors around the Lake Geneva region, in response to the shortage of student rooms. It is a solution to consider if you are ready to share daily life with a host.

For the rest, the search is mostly done on the main platforms such as Homegate, ImmoScout24 and Flatfox. Start as soon as you are admitted, sign up for university housing in parallel and keep a temporary solution for the first weeks.
