University residence, legal flatshare or studio: the options for housing in Doha while studying, with the rents and rules of 2026.

To find housing in Doha while studying, three solutions exist: housing provided by some institutions, notably the Qatar Foundation residence in Education City for the universities based there; a flatshare in a legally rented apartment; and renting a studio or a one-bedroom apartment. The right choice depends on your institution, your budget and the length of your stay.
The context is rather favourable to tenants. According to the firm ValuStrat, the median asking rent for a home in Qatar was 8,100 riyals (QAR) per month in the second quarter of 2026, down 4.5% over one year, and landlords are offering more incentives: rent-free periods, charges included, targeted discounts. Studios and one-bedroom apartments are still in demand, however.
Two points call for particular attention: flatsharing follows strict rules in Qatar, and the regional situation remains unstable in 2026. Here is what to know before choosing.

Sharing an apartment with other students lets you split the rent and bills, and it is a common solution for a stay of a semester or a year. But flatsharing in Doha has nothing to do with "beds for rent" in partitioned homes, an illegal practice that the authorities are actively pursuing.
The Ministry of Municipality relies on two texts: Law No. 4 of 1985 on buildings, which prohibits any structural change without a permit (adding partitions, creating extra rooms), and Law No. 15 of 2010, which prohibits workers' housing in family residential areas. In August 2025, a joint campaign by Doha Municipality, Kahramaa (water and electricity) and the Ministry of Interior identified 10 buildings in violation, and inspections continue.
In Education City, the Qatar Foundation runs student residences (QF Student Housing) reserved for students of the partner universities based on the campus. The institutions themselves present their housing: Georgetown University in Qatar, for example, published tours of its residences for female and male students in May 2026. If you are admitted to one of these universities, ask its housing office as soon as you are admitted: it is generally the simplest solution for a first year.
Qatar University, the large public university, welcomed 30,000 enrolled students at the start of autumn 2026, according to its vice-president for student life. With such numbers, many students find housing on their own: you then have to turn to flatsharing or renting.
The regional situation has also affected the residences. In March 2026, occupants of Qatar Foundation residences were evacuated as a precaution, on the authorities' instructions, at the time of the Iranian strikes in the Gulf, before returning to Education City. Whichever option you choose, find out about the safety instructions provided by your institution or your residence.
According to ValuStrat, the average rent for an apartment in Qatar stood at 5,600 QAR per month in the second quarter of 2026, down 4.3% over one year, with about 19,000 apartment leases registered over the quarter. The gaps between neighbourhoods are large. Rent pointers for a one-bedroom apartment (2024 data, to be revised downwards since):
To stay close to Education City, also look at Al Rayyan and the Landmark area, where you find residential complexes (compounds). Al Mansoura and Najma are among the most affordable neighbourhoods.
