Finding an apartment for three, six or nine months in Clermont-Ferrand is less straightforward than signing a standard lease: most landlords let for one year if furnished and for at least three years if unfurnished. The good news is that Clermont's market is one of the least tight among large French cities. For a stay of a few months, there are three frameworks to know: the mobility lease (bail mobilité), the nine-month student furnished lease and the short-term furnished let, designed for passing stays.

According to the LocService.fr study published in March 2026, the average rent including charges is €564 for 39 m², or €14.44 per square metre, up about 2% over one year. The tension score calculated by LocService.fr, which compares requests to supply, is 1.66 in Clermont-Ferrand, against 4.7 nationally. Tenants are therefore in a fairly strong position, which also helps when you are looking for a short term.

Demand is still driven by students, more than 40,000 in the city: studios and T1s account for 36% of searches, and 39% of applicants want a furnished home, 53% among students. Here is how to choose the right contract, where to search and what to check before signing.

The three possible frameworks for a rental of a few months

The mobility lease: 1 to 10 months

This is the contract designed for temporary stays. It covers a furnished home and lasts 1 to 10 months. It cannot be renewed or extended, but its duration can be changed once by an amendment, without exceeding 10 months in total. It is reserved for tenants who, at the start of the lease, are in one of these situations:

  • higher education or vocational training;
  • apprenticeship contract or internship;
  • civic service;
  • job transfer or temporary assignment as part of your work.

For the tenant, the mobility lease has two advantages. The landlord is not allowed to ask for a security deposit, and you can leave at any time with one month's notice. Charges are paid as a flat sum, paid together with the rent. The landlord can, however, require a guarantor: the Action Logement Visale guarantee can then be used, including by a student.

The student furnished lease: 9 months

A furnished home is normally let for one year. If the tenant is a student, the term can be reduced to 9 months. This lease is not renewed: it ends at its term. You can still leave earlier, with one month's notice, even on a 9-month lease. For a furnished home, the security deposit cannot exceed two months' rent excluding charges. It is the most common option for an academic year in Clermont-Ferrand, where nearly one rental applicant in two is a student according to LocService.fr.

The short-term furnished let

For a few days or a few weeks, there is still the tourist furnished let: a home rented to passing guests, by the day, week or month, who do not make it their main residence. It is convenient for arriving in Clermont-Ferrand and searching on the spot, but it is not a framework designed for several months: by definition, the home does not become your main residence.

How much to budget in Clermont-Ferrand

LocService.fr records these average rents including charges in 2026:

  • room in a shared flat: €366;
  • room in a host's home: €448 for 16 m²;
  • studio: €456 for 23 m²;
  • T2: €593 for 42 m²;
  • T3: €729 for 64 m².

These averages fall within the ranges on the site's Clermont-Ferrand page: €300 to €500 for a room, €380 to €600 for a studio and €500 to €800 for a T2. The average budget declared by applicants is €631 per month. For your arrival, the page advises planning between €1,500 and €3,500 depending on the home, to cover the first month's rent, the security deposit if there is one, home insurance and any agency fees.

Where to search depending on your stay

For a few months, it is better to aim for a well-served neighbourhood that saves you needing a car. The city page distinguishes several areas:

  • Jaude, Fontgiève and Saint-Alyre: the very centre, where furnished studios and T1s dominate the supply, with tram and bus. The simplest choice for a short assignment.
  • Delille, Cathédrale and the station: a central area mixing renovated older apartments and student housing, convenient without a car.
  • Saint-Jacques: close to the universities and the university hospital, sought after by medical students and young healthcare professionals, notably for a residency or internship.
  • La Pardieu and Les Landais: in the south-east, near the Cézeaux campus, with strong demand for studios and T1s.
  • Montferrand and Croix-de-Neyrat: in the north, served by the tram, with rents slightly more moderate than in the very centre.

When to search

According to the page, the most competitive period runs from July to September, with the arrival of students. From October to May, supply is more accessible and competition lower. With a complete application, the page estimates that you generally find a home in 2 to 4 weeks, often less for a studio. An internship or assignment starting in winter is therefore a rather good setup.

Your application and the pitfalls to avoid

For a mobility lease, keep to hand the document that proves your situation: internship agreement, apprenticeship contract, training certificate or assignment order. The reason must appear in the lease. For any type of lease, the landlord can only ask for documents on a list set by law; if they demand an unauthorised document, they risk a fine of up to €3,000.

  • No payment before signing: the landlord cannot ask you for money to reserve the home.
  • Check the type of contract: a mobility lease must state its duration, your reason and the ban on asking for a security deposit.
  • No security deposit on a mobility lease: if one is demanded, that is against the law.
  • Inventory and condition report: for a furnished home, do them at move-in and move-out, and keep a signed copy.
  • Notice period: it is one month for both a mobility lease and a furnished lease, and rent remains due during that month, unless a new tenant replaces you with the landlord's agreement.

Reassuring the landlord

Many applicants for a few months are students, interns or on a mobility assignment, with modest incomes. The Visale guarantee can act as a guarantor, and the public service DossierFacile lets you present a verified application without sending your documents to everyone. In Clermont-Ferrand, LocService.fr indicates that 64% of applicants rely on a family guarantor and 12% on Visale: an application with a guarantee therefore stands out easily.
